About The Position

Requirements

• A flexible schedule is required, with availability for weekdays, nights, and weekends, including Saturdays and Sundays, as needed.
• Must be able to read documents, computer screens, and data.
• Must be able to hear and understand verbal communications in person, over the phone, or by computer.
• Must be able to use mobile devices and applications for work-related tasks.

Responsibilities

• Manage the leasing process, including scheduling appointments, generating leads, conducting tours, maintaining model units, following up with prospects, and closing leases.
• Use marketing strategies within the marketing budget and plan, including competitive rental rates, referrals, promotions, locator services, and outreach.
• Represent the community favorably to support property objectives and public recognition.
• Support resident retention by planning resident events and attending after-hours functions as a host when needed.
• Complete paperwork for leases, move-ins, move-outs, and other peak periods in a timely manner.
• Attend daily and weekly goal-setting meetings as appropriate.
• Oversee, train, develop, evaluate, and reward leasing staff, and provide feedback on pricing, the property, and the team.
• Greet and qualify prospects using guest cards in the Lead Management Software.
• Assist prospects with applications and deposits in accordance with company procedures and Fair Housing requirements.
• Maintain an updated availability report and process applications, including credit checks and rental-history verification, for Community Manager approval; follow up with applicants on their status.
• Show apartments, prepare them for move-ins, obtain new residents' signatures on paperwork, and provide community orientation.
• Help maintain an active social media presence for the property.
• Survey competing properties, conduct outreach marketing, and update Radix or an equivalent system as needed.
• Manage lease renewals, send renewal notices, handle move-outs according to lease terms, apply fees when necessary, and update property management software with move-in, move-out, and renewal information.
• Provide excellent customer service and maintain high standards for resident service.
• Coordinate with the property maintenance team to ensure resident service requests are addressed and completed promptly in line with company standards.
