About The Position
Gaines Investment Trust is seeking an experienced Regional Property Manager to lead a portfolio of 3–4 multifamily communities in the Dallas area, within its 15-property Dallas market. This hands-on leadership role focuses on developing strong teams, driving financial and operational performance, maintaining high property standards, and delivering an exceptional resident experience. The position involves leading Community Managers and onsite teams, monitoring property and financial performance, visiting communities, and developing strategies to address operational challenges. The role also oversees staffing, training, accountability, and employee development, while ensuring compliance with Fair Housing, company policies, and applicable regulations.
Requirements
- At least 2 years of Regional Property Manager experience.
- At least 3 years of multifamily property management experience.
- Proven success overseeing multiple communities and developing teams.
- Strong financial, budgeting, analytical, and operational skills.
- Experience with Yardi or similar property management software.
- Valid driver's license and ability to travel between Dallas-area communities.
Responsibilities
- Lead, coach, and develop Community Managers and onsite teams.
- Drive occupancy, leasing, renewals, resident retention, and revenue performance.
- Review budgets, financials, expenses, and property performance.
- Conduct regular property visits and ensure company standards are maintained.
- Develop strategies to improve performance and resolve operational challenges.
- Oversee staffing, training, accountability, and employee development.
- Ensure compliance with Fair Housing, company policies, and applicable regulations.
