About The Position

Responsible for estimating and bidding construction projects by collaborating with construction, brokerage, management and investment teams. Successfully manage budget and bid processes to determine project feasibility or win competitive bids representing Burns Scalo Development.

Requirements

  • Detail-oriented, organized, self-motivated, flexible, diligent with strong written and verbal communication skills.
  • Proficient in mathematics, statistics, and data analysis.
  • Ability to read and interpret technical documents, specifically construction drawings and specifications.
  • Ability to work in occupied buildings and coordinate with property and facility management team to ensure proper communication.
  • Demonstrated leadership skills including decision-making, positive attitude, passion for construction, effective communication, taking initiative and demonstrating BSRE’s core values.
  • Ability to work independently and as part of a team; capable of building strong internal and external working relationships.
  • Ability to bid and/or budget multiple projects simultaneously, read construction drawings and organize resources effectively.
  • Working knowledge of or ability to master sector/estimator software systems including (but not limited to) Microsoft Office, Adobe, Microsoft Project Scheduling, PlanGrid, and CAD etc.
  • Knowledge of current market conditions including pricing conventions and trends.
  • Bachelor’s degree in construction, engineering, or business preferred. Demonstrated related experience may substitute for preferred education.
  • Minimum of 7 of experience in estimating commercial interior renovation, tenant improvement, and/or fit out projects.
  • Valid driver’s license.

Nice To Haves

  • Experience in a project management role preferred.
  • Experience with heavy interior and exterior renovations and new base building construction preferred.
  • Experience with site/civil estimating preferred
  • Experience estimating / managing projects of $10 million+ dollars preferred.

Responsibilities

  • Calculate quantities and costs of construction items for estimating projects – proficiency in all trades, primarily in office construction. Retail/restaurant, light industrial, laboratory and ground up construction are all targeted markets as well.
  • Create and send invitation to bid documents to appropriate subcontractors.
  • Formulate detailed scope of work by trade for projects independently $500k package and under – large scopes may require peer review.
  • Organize and lead bid walk through meetings with subcontractors. Maintain relationships with subcontractors and clients.
  • Estimate general condition and overhead items for each project.
  • Receive, organize, and qualify subcontractor bids received to ensure scope of work is completely covered prior to submitting bid or presenting owner budget.
  • Bid, qualify and award all subcontractors for individual projects. Prepare and present project Bid Book to tenants and/or ownership. Negotiate as necessary.
  • Able to creatively manage owner expectations and budget constraints by communicating value engineering ideas to architect and engineer.
  • Facilitate successful handoff to project manager upon budget approval or award of contract.
  • Create and manage project budgets, develop, and collaborate on pre-construction Request for Proposal packages.
  • Manage estimating workload by coordinating with construction team (project engineers, APMs, PMs for assistance with large bid efforts and budget tasks.
  • Manage small interior fitout projects as needed. Establish job processes including Requests for Information (RFI’s), submittals, Change Order Logs, meeting minutes, and pay applications. Negotiate subcontract change orders. Assume 10% time, based on estimating workload.
  • Contribute ideas for company cost savings and/or origination generation.
  • Participate in staff development, trainings, employee events, and meetings as required.
  • Develop, monitor, and update PRDs on an ongoing basis.
  • Perform other duties and special projects as assigned.
