Lead Operating Engineer

About The Position
The Lead Operating Engineer leads, with minimal supervision, the operation, inspection, and maintenance of mechanical, HVAC, electrical, and plumbing equipment and systems. The role may include assisting the Chief Engineer with providing direction to the team. The position is on-site in Dallas, Texas, with a schedule of 7 a.m. to 4 p.m. Monday through Friday and rotating on-call coverage, one week every four weeks. The engineer performs building maintenance and repair, supports preventive maintenance and work-order processes, responds to tenant service requests, and helps train and supervise the engineering team. The role also involves troubleshooting building systems and participating in emergency response, safety, and technical training. A complete job description is available on JLL’s internal portal.
Requirements
- 3–5 years of related work experience, especially in repair, maintenance, HVAC, plumbing, electrical, or carpentry.
- Leadership or supervisory experience.
- Experience using Microsoft Office, including Word, Outlook, Excel, and Teams.
- Strong customer service skills.
- Ability to lift up to 50 pounds.
- Comfort using ladders up to 30 feet tall.
- Ability to frequently climb, bend, kneel, lift, and/or drive.
- Must be authorized to work in the United States without sponsorship; visa sponsorship is not provided.
Nice To Haves
- Trade school education, union training, military service, or college is desirable.
- Universal CFC EPA certification, or interest in achieving it within the first year with JLL assistance.
Responsibilities
- Operate, inspect, and maintain mechanical, HVAC, electrical, and plumbing equipment and systems with minimal supervision.
- Complete assigned maintenance tasks, including painting, pressure washing, lighting system bulb and ballast maintenance, plumbing, HVAC, water treatment, locksmith work, and general maintenance as allowed by licensing requirements.
- Assist in supervising and implementing the preventative maintenance program.
- Maintain the work order system (CMMS) daily and complete tenant service requests.
- Assist with training and supervision intended to expand the capabilities of the Engineering team.
- Support on-call or emergency response situations, if applicable.
- Troubleshoot building systems, including electrical systems and DDC and pneumatic controls.
- Comply with safety procedures.
- Participate in ongoing technical, safety, and operational process training programs.
- Complete other assigned projects and tasks.
