About The Position

Requirements

• High school diploma or equivalent educational certification preferred.
• At least 4 to 6 years of experience as a Maintenance Technician, Building Engineer, or equivalent field experience, including working knowledge of commercial office building systems.
• Comprehensive training and certification in HVAC and other building-engineering technologies, or equivalent job-related training and experience.
• Ability to work independently with limited supervision in a fast-paced environment and manage multiple simultaneous deadlines and projects.
• Ability to organize and coordinate work efficiently, set priorities, and optimize the performance of others.
• Advanced knowledge of OSHA, NEC, and NFC codes and regulations.
• Ability to participate in an after-hours on-call schedule, which may involve alternative schedules during the on-call period.
• Strong technical and problem-solving abilities, including mechanical controls and Building Automation Systems.
• Intermediate computer skills for day-to-day work and communications, and ability to communicate effectively in writing.
• Strong working knowledge of web-based work-order systems such as Angus, Interwise, Energy Link, or similar.
• Demonstrated exemplary client-relations skills and a positive appearance and attitude.
• Flexibility to work at various properties as assigned.
• Knowledge of the safe and efficient operation of equipment, power tools, and hand tools, including a snow blower.
• Valid driver’s license and satisfactory driving record when required.
• Applicable jurisdictional and equipment licenses as required by location: DC properties require a DC 3rd Class Steam Engineer’s License; Maryland properties require a 1st Grade Stationary Engineer’s License; Virginia properties require a NIULPE 1st Class Engineer’s Certificate; an operating or steam engineering license and CFC certification for the type of equipment serviced are required as applicable.
• Regularly stand, walk, reach, use arms, push and pull objects, and grasp with hands; regularly talk and hear; and occasionally smell.
• Frequently sit, stoop, crouch, kneel, crawl, balance, climb stairs and ladders, and work at heights and in varying indoor and outdoor temperatures.
• Occasionally work around vibration, noise, and dust.
• Regularly lift and/or move up to 50 pounds and occasionally lift and/or move up to 75 pounds.
• Vision abilities include close, distance, and color vision and depth perception.
• Move between departments, buildings, and floors to facilitate work; may need to operate a vehicle such as a truck, van, or utility cart, or a small tractor.
• In-person attendance at the worksite is required.

Responsibilities

• Perform and/or oversee the day-to-day operation, maintenance, and repair of building and site systems, including HVAC, electrical, lighting, plumbing, energy management, water treatment, hardware, keying, and fire protection.
• Independently install, fabricate, construct, troubleshoot, repair, and maintain complex mechanical and electrical equipment.
• Receive assignments, plan or generate work, obtain necessary tools and materials, and complete work and paperwork promptly.
• Oversee or assist Building Engineers and Maintenance Technicians with building-system troubleshooting.
• Monitor contractors, inspect their work, and prepare deficiency lists.
• Care for assigned equipment, tools, and uniforms, and keep shops, penthouse equipment rooms, and common areas clean, organized, and safe.
• Follow and oversee preventive maintenance and loss-control inspection and service procedures; coordinate, conduct, and support the completion, organization, and accuracy of these programs.
• Accurately complete client requests, repair work, and related records; comply with applicable government and local-authority requirements and maintain records for assigned properties.
• Inspect properties regularly, report deficiencies and improvement suggestions, and take initiative to correct issues when appropriate.
• Maintain daily activity and event logs and use established service procedures and techniques.
• Provide technical support to the Lead and Chief Engineer and assist with technical training for less experienced staff.
• Communicate building operations and conditions to appropriate parties and promptly report potential or existing problems.
• Cover shifts and other staff as needed, work extended hours, nights, weekends, and holidays, and perform repairs to ensure adequate building coverage.
• Respond to after-hours emergencies, including fire, flooding, severe weather, snow and ice removal, and power outages, and perform related cleanup under on-call procedures or when requested.
• Promote and maintain high standards for property operation and appearance and positive client relations through proactive communication, follow-up, and customer service.
• Assist with monitoring and implementing OSHA requirements.
• Procure vendor or contract prices for mechanical parts, equipment, and tools when needed.
• Perform other duties as assigned.
