Requirements

• Graduate of a four-year degree program.
• Minimum of ten (10) years' experience working in design and construction related fields.
• Multiple project experience as lead Project Manager for a developer or contractor.
• Ability to work under pressure and coordinate numerous activities and groups of people in multiple locations who need to cooperate to achieve maximum efficiency.

Responsibilities

• Serve as the primary Design and Construction Department representative for assigned projects during the pre-construction and construction phases.
• Provide feedback and review of project designs when requested.
• Manage administrative and technical aspects of assigned projects, including pre-construction, contract administration, change orders, submittals, procurement, schedule, budget, and delivery.
• Act as the company's main point of contact with Architects, Engineers, Contractors, and other consultants for project-related matters.
• Ensure project specifications are followed and work proceeds on schedule and within budget.
• Develop cost-effective plans and schedules for project completion, optimizing resource utilization.
• Coordinate the work of all parties involved in assigned projects and maintain positive relationships.
• Review and comment on preliminary plans and schematic designs for in-house reviews and analysis.
• Provide preliminary budget figures and perform value engineering to meet budget goals.
• Oversee the performance of contractors and consultants, and review drawings to ensure compliance with specifications and regulations.
• Administer construction contracts and obtain necessary building and special permits.
• Monitor and administer all building documents, plans, specifications, permit revisions, and related consultant information.
• Monitor safety violations and other reported deficiencies.
• Review payment requisitions and draws, prepare change orders, and conduct thorough reviews with the General Contractor, Architects, and Consultants.
• Develop and review schedules of value with consultants.
• Structure draws/payments to ensure fair representation of work completed and on time.
• Make projections on the financial status of projects.
• Track and monitor Notice of Commencement, Notice to Owner, lien releases, and other required documentation.
• Understand contract scope and other contract documents.
• Apply experience and intuition to develop projections.
• Track and control construction schedules and associated costs to meet project timelines and budgets.
• Develop and maintain construction project schedules, cost reports, and communication reports monthly.
• Maintain knowledge of current project issues and understand their position on these matters.
• Report project progress and necessary modifications to the Director of Construction and VP of Design and Construction, owners, and architects.
• Keep the VP of Design and Construction informed about project progress and any issues affecting schedule, budget, or status.
• Be prepared to address unforeseen events requiring action not previously planned.
• Ensure all materials and installed items are on-site according to the project schedule and sequence of work.
• Ensure timely completion of all submittals.
• Monitor delivery schedules and take action when items may be out of sequence.
• Review and assess contractor claims and manage disputes.
• Review and negotiate change orders with the General Contractor and Sub-contractors.
• Maintain thorough knowledge of prime contracts and applicable subcontracts.
• Monitor the impact of change orders on project cost and time.
• Provide general administrative and technical leadership for projects.
• Maintain all project records to support ongoing activity and facilitate close-out.
• Ensure timely and accurate submission of all reports.
• Update schedules as required.
• Oversee security of required permits, verify insurance coverage for contractors and suppliers, and ensure compliance with local codes and regulations.
• Inform relevant parties about matters affecting their work and the success of assigned projects.
• Schedule and/or facilitate project meetings to coordinate work.
• Maintain awareness of major project issues and priorities.
• Identify training/development opportunities and coordinate arrangements.
• Monitor tenant/buyer upgrade options, conduct walk-through inspections, and coordinate punch list completion.
• Close out projects, finalize outstanding issues (change orders, claims, etc.), and authorize final payments.
• Work closely with authorities having jurisdiction (Building Departments, Planning Agencies, AHCA, HUD) to accomplish goals.
• Perform other necessary coordination for project turnover to the Community.
