About The Position

WinnCompanies is seeking an experienced Maintenance Technician III to join our team at Church Hill / Fairmount, a 298-unit affordable housing community located in Richmond, VA. In this role, you will perform advanced apartment maintenance, troubleshooting, and repair work throughout the community while helping mentor and support other maintenance team members. If you have strong HVAC, plumbing, electrical, and general maintenance skills and enjoy solving problems and helping residents, we'd love to hear from you! The pay range for this role is $26.00-$30.00 per hour. The selected candidate will adhere to the following schedule: Monday through Friday from 8:00AM to 5:00PM with on-call duty required being on-call 1 week and off 3 weeks.

Requirements

  • 3-5 years of residential, multifamily, building maintenance, or related experience.
  • Working knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, drywall, and painting.
  • A current vehicle license in good standing and meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • Excellent customer service, communication, and interpersonal skills, with the ability to work effectively with diverse residents, colleagues, and vendors.
  • Basic computer and tablet proficiency for work order management, documentation, and maintenance tracking.
  • Ability to participate in an on-call rotation and respond to emergency maintenance needs as required.
  • Ability to communicate in basic English.

Nice To Haves

  • Vocational, trade school, or technical training.
  • CAMT (Certified Apartment Maintenance Technician) certification.
  • Prior experience training or mentoring maintenance technicians.
  • Experience working in multifamily housing, apartment communities, or affordable housing.

Responsibilities

  • Perform maintenance and repairs in apartments, common areas, grounds, and building systems, including HVAC, plumbing, electrical, appliances, carpentry, and painting.
  • Diagnose and troubleshoot maintenance issues while delivering excellent customer service.
  • Lead, train, and support maintenance team members.
  • Complete service requests, work orders, and apartment turns in accordance with company standards.
  • Assist with preventive maintenance programs and property inspections.
  • Maintain curb appeal through groundskeeping, landscaping, trash removal, and snow removal activities.
  • Participate in the on-call rotation and respond to maintenance emergencies as needed.
