About The Position

This job posting describes two levels of Building Maintenance Technician roles: Building Maintenance Tech I and Building Maintenance Tech II. The Tech I is an entry-level position assisting in the maintenance of City-owned facilities, performing repairs and preventative maintenance on various building systems. The Tech II is a journey-level position that performs building maintenance, capable of leading projects, and is responsible for the commissioning, operation, preventative maintenance, and repair of electrical, plumbing, and HVAC systems, as well as carpentry, pest control, and exterior repairs. Both roles involve operating tools, responding to various situations, and performing other duties as directed by the Public Works Director.

Requirements

  • Three years' experience cleaning, maintaining and/or constructing buildings and/or facilities (Tech I).
  • Working knowledge of hand and power tools.
  • Valid Driver's License.
  • High school diploma or GED required.
  • College or vocational courses appropriate to the position.
  • Ability to maintain a working relationship with others.
  • Five years of field experience in building/facility maintenance (Tech II).
  • Expert knowledge of hand and power tools (Tech II).
  • Journey level knowledge of HVAC, plumbing and line/low voltage electrical systems (Tech II).
  • Journey level knowledge of building locking and security systems (Tech II).
  • Journey level knowledge of occupational hazards and safety practices, including Lock Out/Tag Out (Tech II).
  • Working knowledge of computer skills (Tech II).
  • Working knowledge of reading building plans, including as-builts (Tech II).
  • Working knowledge of using diagnostic and specialty tools such as electric test multi-meter, infrared temperature gun, exhaust gas analyzer, backflow tester, ground tester, laser level transit, borescope, fish tape, plumbers' snake (Tech II).
  • Ability to work from ladders and working platforms at heights (Tech II).
  • Ability to obtain a CDL within one year of employment is preferred (Tech II).

Nice To Haves

  • Ability to operate heavy equipment is preferred (Tech II).

Responsibilities

  • Perform repairs and preventative maintenance tasks on City buildings, including HVAC systems, water and waste water plumbing systems, electrical systems, and carpentry repairs.
  • Operate a variety of hand and power tools, including diagnostic equipment.
  • Monitor the status of fire extinguishers.
  • Assist in the collection of commercial hazardous wastes.
  • Fill in for Building Custodians as needed.
  • Serve as Flagger as needed.
  • Survey building, mechanical and electrical systems to ensure they are consistent with health and safety standards (Tech II).
  • Perform commissioning, operations, preventative maintenance and repairs of electrical and plumbing systems (Tech II).
  • Perform commissioning, operations, preventative maintenance and repairs of HVAC systems (Tech II).
  • Inspect and perform repairs on alarm and other low voltage systems (fire, security, AV, computerized building controls, etc.) (Tech II).
  • Perform carpentry repairs, including drywall and painting (Tech II).
  • Undertake activities of pest control such as spraying insecticide (Tech II).
  • Perform repairs on building exteriors, including gutters, roofs, grounds, sidewalks, etc. (Tech II).
  • Procure materials and supplies as needed (Tech II).
  • Assist in budget preparation and tracking (Tech II).
  • Operate heavy equipment as needs arise (Tech II).
  • Be available for scheduled "on call" duty to respond to off-hour building problems (Tech II).
