About The Position

The Maintenance Technician I supports daily property operations by helping maintain clean, safe, attractive and well-kept apartment communities. This role focuses primarily on cleaning, grounds, curb appeal, trash and recycling areas, basic property upkeep, and assisting the maintenance team with routine tasks. The Maintenance Technician is expected to provide dependable support, follow instructions, and deliver respectful service to residents and team members.

Requirements

  • High school diploma or equivalent preferred.
  • Related cleaning, grounds, maintenance and customer service experience.
  • Ability to follow instructions, complete tasks, communicate concerns, and work safely.
  • Willingness to learn basic maintenance support skills.
  • Ability to use work order technology with training.
  • Reliable transportation and travel between properties may be required.
  • Live within a reasonable response distance based on site needs.

Responsibilities

  • Maintain common areas, hallways, stairwells, elevators, laundry rooms, offices, community rooms, trash rooms, restrooms, exterior areas, and other assigned spaces in a clean, safe, and presentable condition.
  • Support daily groundskeeping and curb appeal by picking up litter, pulling weeds, sweeping walkways, monitoring entryways, maintaining trash and recycling areas, and reporting concerns promptly.
  • Assist with snow removal; salting, seasonal cleanup, and other weather-related property needs as assigned.
  • Assist with apartment turnovers by completing cleaning support, trash-out tasks, light touch-up work, moving small items, and preparing units for additional maintenance or vendor work.
  • Perform basic maintenance support tasks within training and direction, such as replacing light bulbs, assisting with minor fixture adjustments, touching up paint, and helping with simple repairs.
  • Use Yardi Maintenance Mobile or other company technology to review assigned tasks, provide updates, and document completed work when required.
  • Report maintenance concerns, safety issues, supply needs, resident concerns, or property damage to the appropriate supervisor promptly.
  • Provide respectful and courteous service to residents, applicants, vendors, housing partners, and internal team members.
  • Assist at additional sites as determined by company needs and support basic property upkeep coverage when needed.
  • Follow company procedures for emergencies, safety concerns, and urgent resident issues and notify supervisors as directed.
  • Work beyond assigned responsibilities when needed to advance company goals and strengthen property performance.
