About The Position

This role is for a Chief Engineer at a brand-new YourSpace hotel in Chesapeake, which opened in March 2026. Unlike typical chief engineer positions that involve deferred maintenance, this role focuses on building a preventive maintenance program for a new building with all systems under warranty. The engineer will set the standard for this property and potentially influence future YourSpace openings. The position offers significant ownership, allowing the engineer to manage the department, control the maintenance budget, select vendors, and participate in capital planning. The role is supported by LTD Hospitality Group, a company with over 40 years of experience in hotel development and management.

Requirements

  • 3-5 years of experience as a hotel chief engineer, or senior maintenance leadership in hotels, multifamily, or extended-stay/serviced apartments where guest or resident service was critical.
  • Proficiency in HVAC/PTAC, plumbing, electrical, drywall/paint, and appliance repair.
  • A guest-first approach and strong communication skills to interact with front desk, housekeeping, and residents.
  • Valid driver's license.
  • Ability to work a flexible schedule and share an on-call rotation for after-hours emergencies.

Nice To Haves

  • EPA 608 Universal certification.
  • Experience in extended-stay, apartment, or condo engineering.
  • Experience establishing a PM program, work-order system, or engineering department from scratch.

Responsibilities

  • Manage the entire physical asset, including building structure, appearance, mechanical, electrical, plumbing, HVAC, life-safety, and technology systems.
  • Develop and implement a preventive maintenance program, ensuring all guest suites, including kitchen appliances, are serviced on a 90-day cycle.
  • Manage new-build warranties and contractor punch lists, ensuring scope, quality, and cost are met.
  • Respond to guest-related issues within 30 minutes to minimize downtime.
  • Manage department expenses, including weekly supply inventory and purchasing within budget.
  • Ensure compliance with brand, state, federal, and local standards through routine property inspections.
  • Lead and develop technicians as the department grows, including hiring, training, and scheduling.
  • Partner with the General Manager on capital planning, including identifying, scoping, and prioritizing projects.
