About The Position

The Assistant Chief organizes, monitors, and supervises the maintenance and repair activities associated with a class A commercial property. Manages day-to-day operations and directs vendors and subcontractors. Utilizes advanced skills to perform complex preventive maintenance and corrective repair of building systems, equipment and grounds. intent to ensure a safe, efficient and comfortable environment for building tenants and to maintain the building’s value, extending the life of the building's systems and infrastructure with a strong emphasis on service excellence.

Requirements

  • Associate's degree (AA) or equivalent from two-year College or technical school and minimum of four years or equivalent combination of education and experience.
  • Minimum of five (5) years field experience in commercial Mechanical Systems operation, repair and maintenance; experience with Boiler, Chiller and Control System similar to that at the Customer’s facility is desirable. Familiarity with plumbing, electric & fire protection systems.
  • Minimum of three (3) years’ experience in managing and supervising maintenance personnel.
  • Ability to communicate effectively with the Customer’s Representative.
  • Ability to write effectively in the preparation of reports and forms.
  • Ability to read and apply blueprints, specifications, Building Operations Services manuals, and BAS control drawings.
  • Strong background in troubleshooting, operation, replacement, repair and maintenance of large, complex mechanical systems and controls.
  • Should possess a state and US EPA approved universal refrigeration certificate, to work on air conditioning and refrigeration equipment.
  • Strong experience in Google Suite .

  • Background in commercial kitchen equipment repair is a plus.

Responsibilities

  • Electrical installation, repair, and maintenance of electrical equipment and controls located in the interior and exterior of the building.
  • Plumbing installation, repair, and maintenance of piping and associated equipment and components located in the interior and exterior of the building.
  • Installs, repairs, and maintains mechanical/electrical operating equipment and machinery.
  • Conducts a routine and on-going assessment of the building systems operations.
  • Performs tests, rounds and analyzes data to assure the proper functioning of building equipment.
  • Monitors operation of the mechanical / electrical operating equipment.
  • Oversees and monitors the operation and makes adjustment of refrigeration, heat exchanger, HVAC, electrical, emergency backup systems and hot water systems; monitors operation, adjusts, and maintains refrigeration, chilled water, and air conditioning equipment; boilers, and ventilating and hot water heaters; pumps, valves, piping and filters; other mechanical and electrical equipment; record readings and make adjustments where necessary to assure proper operation of equipment. Requires the ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required.
  • Performs preventive maintenance on all base building and critical system equipment which includes but not limited to: assembling all tools, supplies and instruments necessary to complete the job, performing work with a minimum amount disruption, conducting immediate cleanup of work area, completing the preventive maintenance tasks, returning tools to workshop, and unused supplies to store room, reporting any impending supply or material shortages for ordering and advising the Property Manager of any equipment problems.
  • Install and repairs plumbing/piping/tubing; wire single and three phase motors (single & two speed); run conduit; pull wiring to machinery, motors, operating parts, etc.; install and rebuild pumps and motors; install and rebuild air compressors; heat exchangers; replace bearings in all types of motors; replace seals on pumps; install and repair piping, valves, filters, hot water systems and associated controls; assist other mechanics and operators with major repairs and maintenance of building and equipment. Installs, repairs, and maintains electrical controls, switching and motor controls. Monitors operation and maintains refrigeration, water cooling and air conditioning equipment; boilers, heating, ventilating and hot water equipment; pumps, valves, piping and filters; other mechanical and electrical equipment; recording readings as necessary to assure proper operation of equipment; responsible for reporting any problems/malfunctions.
  • Complies with policies for the safe storage, usage and disposal of hazardous materials.
  • Maintains records for work completed in a neat and organized manner.
  • Maintains responsibility for facility services, preventative maintenance, general maintenance and technical proficiency.
  • Ensure the availability of an adequate operating inventory of tools and supplies and develop sources for stock materials related to maintaining the facility.
  • Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials.
  • Maintains a clean and safe work environment.
  • Ensure that work performed in client space is accomplished with a minimum of disruption and is followed by adequate cleanup
  • Monitor vendor performance and billing to ensure compliance with contracts and operating budget, and Certificate of Insurance compliance.
  • Assist with preparation, monitoring, and control of annual operating and capital budgets.
  • Participate in monthly property and financial review, including preparation of monthly owner reports.
  • Perform regular property inspections utilizing appropriate forms and checklists.
  • Interface with clients with regard to special requests, operational issues or any other customer service needs.
  • Establishes and maintains strong and positive relationships with all associates and service providers.
  • Monitor and track work orders and other service requests in Angus.
  • Oversees the monthly reporting of Service Level Agreements (SLA) to insure contract compliance.
  • Promote and maintain a safe work environment.
  • Responsible for invoice processing through third party software.
  • Perform other duties as assigned.
