About The Position

Requirements

• High school diploma/GED required
• Must have good communication skills
• Must have basic knowledge of construction and repair processes
• Must have a valid driver’s license, own transportation and tools
• Ability to work with and repair drywall and paint drywall surfaces
• Ability to comprehend instructions furnished in written, oral, or diagram form
• Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedural manuals
• Exhibits behaviors of honesty, commitment to goal achievement and effective relationships with colleagues
• Self-starter with the ability to quickly adapt to new circumstances as they arise
• Ability to prioritize tasks and follow specified procedures
• Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals
• Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form
• Ability to deal with problems and find solutions within company protocol
• Clean criminal background required
• Must be physically capable of lifting a minimum of 50 pounds unassisted
• Specific vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception, and ability to adjust focus
• Ability to commute/relocate to Lewes, DE

Nice To Haves

• 1 year of Maintenance experience (Preferred)
• 1 year of Mechanical knowledge (Preferred)

Responsibilities

• Perform minor building, HVAC, plumbing, electrical and painting repairs as necessary
• Implement preventative maintenance measures
• Maintain inventory of repair equipment and supplies
• Complete inspections of buildings, units, office and amenity space as needed
• Respond quickly in the event of an emergency, notify appropriate personnel and follow safety protocol
• Perform other maintenance duties as requested
• Report directly to Maintenance Supervisor or Property Manager/Assistant Property Manager
• Perform basic maintenance tasks and general repairs including plumbing, roofing, appliance moving and repair
• Maintain common areas and grounds of the property
• Perform troubleshooting, repairs and preventative maintenance, renovating and preparing vacant units to move in condition, outdoor grounds maintenance and property appearance
• Maintains building, performing routine painting, plumbing, electrical wiring, and other related maintenance activities as needed
