The Maintenance Director is responsible for maintaining the physical integrity of the community at all times. This includes anticipating, identifying, and correcting all maintenance issues involving the property. The role involves preparing and implementing a preventative maintenance schedule for buildings, equipment, and grounds. Duties include performing installations and repairs in mechanical, electrical, plumbing, HVAC, carpentry, and painting, in accordance with established codes. The Maintenance Director also conducts and records routine fire evacuation drills, inspects fire and emergency equipment, and monitors building and water temperatures to meet regulations and safety codes. This position ensures strict adherence to community fire safety and hazardous chemical procedures, and promptly addresses all unsafe conditions or equipment problems. The role also involves maintaining grounds in a professional manner, performing floor care, assisting with lifting and transporting heavy objects, and aiding with resident move-ins and move-outs. The Maintenance Director ensures the department operates within budget parameters, maintains records of supply and labor costs, and stays informed about Department of Community Health’s Rules and Regulations for Assisted Living Communities. Additionally, this role supervises Housekeeper Aides to ensure cleanliness and sanitation standards are met, assists with housekeeping duties as needed, and maintains inventory controls. The Maintenance Director coordinates transportation needs, ensures resident safety and dignity, assists residents with external appointments, and helps with special events. This position requires on-call availability for after-hours and holidays, and readiness for crisis management and emergencies. The Maintenance Director also takes on special projects as needed and keeps the Executive Director informed of operational conditions.
