About The Position

This position performs technical and mechanical work to ensure that the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and functionality. The technician completes resident service requests and preventative maintenance, prepares vacant apartments for leasing and move-ins, maintains supplies and equipment, documents work, and helps maintain grounds and common areas. The role also supports cost control, safety compliance, contractor quality checks, and property inspections.

Requirements

Must hold certifications required by applicable state and local jurisdictions.
Must be able to work a flexible schedule that includes taking call during evenings, weekends, and holidays.
Must be able to stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Must be able to work indoors and outdoors in all weather conditions.
Must be able to push, pull, lift, carry, or maneuver up to 25 pounds independently and up to 50 pounds with assistance.

Nice To Haves

A valid driver’s license to operate a golf cart on the property, depending on property size and applicability.
EPA Type I and II or Universal certification for refrigerant recycling, applicable to Certified Service Technicians.

Responsibilities

Complete work orders from resident service requests and perform preventative maintenance by diagnosing problems and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
Prepare vacant apartments for leasing and move-ins by conducting pre-move-out inspections, creating maintenance punch lists, scheduling vendors or contractors as needed, obtaining supplies, completing maintenance tasks, and inspecting completed work.
Track maintenance inventory, return unused materials and equipment to designated locations, and notify the maintenance supervisor about reordering needs.
Complete service-request documentation and other paperwork accurately and on time.
Maintain grounds, common areas, and amenities by removing trash and debris, pressure-washing breezeways and pool areas, cleaning, and painting curbs and signage as needed.
Support cost-control programs by repairing parts when possible, avoiding waste, and using tools and equipment correctly.
Participate in routine safety meetings and required safety training, follow safety and risk-management policies, and report accidents and incidents promptly and accurately.
Periodically inspect contractors’ and vendors’ work, materials, and services to confirm they meet required quality standards, scope, and specifications.
Assist with routine and periodic property inspections to identify safety and risk concerns, maintain the property, and communicate its physical needs to management.
