Regional Property Manager
About The Position
Ackermann Group is seeking a full-time Regional Property Manager to oversee an assigned portfolio of communities in Indianapolis and Fishers, Indiana, and Lexington, Kentucky. The role is responsible for ensuring that building operations are fiscally sound, performance goals are met, and properties are well managed and maintained. The Regional Property Manager will analyze market and economic trends, develop marketing and leasing strategies, oversee financial reporting and budgets, and identify opportunities to improve property efficiency, productivity, and profitability. The position also involves maintaining and expanding relationships, supporting resident and community relations, and directing property management and resident services staff, including hiring, supervision, coaching, and professional development. The Regional Property Manager will develop and enforce policies and procedures and work with the Vice President and Asset Manager on annual operating and capital improvement budgets. Travel to portfolio communities and the Cincinnati corporate headquarters may be needed.
Requirements
- Bachelor’s degree.
- At least 5 years of progressive property management experience.
- At least 2 years in a management or supervisory position.
- Sales, multifamily leasing, and/or product sales experience.
- Conventional market-rate housing experience.
- Marketing and budgeting experience.
- Excellent understanding of applicable Fair Housing laws and standards.
- Proficiency in Yardi or comparable property management software.
- Strong leadership, management, and supervisory skills, with the demonstrated ability to effectively manage a diverse employee base.
- Superior client and resident relations, public presentation, verbal communication, and written communication skills.
- Ability and willingness to travel to portfolio communities in the greater Indianapolis, Indiana, and Lexington, Kentucky areas, as well as the Cincinnati, Ohio corporate headquarters, as needed.
Responsibilities
- Oversee the assigned portfolio of communities in Indianapolis and Fishers, Indiana, and Lexington, Kentucky, ensuring sound building operations, achievement of performance goals, and well-managed and maintained properties.
- Gather, analyze, and interpret current market and economic trends and implement short- and long-term marketing and leasing strategies to meet occupancy and revenue goals.
- Prepare, analyze, interpret, and summarize property operating budgets, budget variance reports, occupancy reports, and financial statements.
- Identify areas for improvement and recommend ways to improve property efficiency, productivity, and profitability.
- Manage, maintain, and expand current relationships.
- Support onsite property managers in promoting and maintaining positive resident and community relations.
- Manage and direct property management and resident services staff, including hiring, supervising, coaching, and professional development.
- Develop policies and procedures and ensure established policies and procedures are followed.
- Collaborate with the Vice President and Asset Manager to prepare annual operating and capital improvement budgets that support ownership's long-term objectives.
- Travel to assigned communities and the Cincinnati corporate headquarters as needed.
