About The Position

The Property Manager supports the operation of a storage property by assisting customers with rentals, identifying storage needs, recommending solutions, and providing positive customer service. The role includes sales of rentals, insurance, and moving supplies; administrative and financial tasks; property upkeep and inspections; and monitoring local competitors, rates, specials, and revenue-related factors. At participating locations, the manager may also assist tenants with rental truck services. The position values urgency, empathy, communication, adaptability, and the ability to manage a variety of tasks.

Requirements

• High school diploma or GED.
• For positions involving driving, a valid driver’s license and reliable transportation are required.
• A background screening will be conducted at the time of hire.

• Experience in a fast-paced, customer-service-related environment.
• At least one year of property management experience.

Responsibilities

• Assist customers with renting units in person, by phone, and through advertising or marketing opportunities.
• Enhance sales through rentals, insurance, and moving supplies.
• Identify customers’ storage needs, offer solutions, and guide new customers through the rental process.
• Resolve customer issues professionally and positively.
• Maintain cleanliness and organization of the office, restrooms, grounds, and vacant units.
• Keep well-organized records, perform minor maintenance tasks, and conduct regular property inspections.
• Shop local competitors in person and online, and report gathered information, including rates and specials, to supervisors and other departments.
• Perform additional marketing functions as needed.
• Monitor rates, specials, and revenue-related factors.
• Handle cash, balance receipts, pursue collections, post payments, process daily bank deposits, and complete auctions according to policy and laws.
• At participating locations, assist tenants with completing, processing, and returning rentals through U-Haul, Penske, or company-owned rental truck services.
