The Property Manager is responsible for the overall operation and profitability of a conventional multifamily asset. As the onsite leader and decision maker, this role leads, motivates, and mentors high-performing teams to provide residents with a world-class living experience while maximizing property income, occupancy, and net operating income (NOI). The Property Manager manages onsite personnel, including recruitment, training, coaching, development, performance evaluations, corrective actions, and termination documentation. The role oversees strategic leasing and marketing, maintains knowledge of the property and competitors, and directs efforts to meet rental-income and occupancy goals. Financial responsibilities include improving revenue and controlling costs, reviewing trends, preparing annual budgets and forecasts, providing operational and financial information to the Regional Manager, and overseeing rent collection and reconciliation. The Property Manager also manages resident retention and service-request follow-up, monitors maintenance responsiveness, completes required reports, conducts monthly and move-related apartment inspections, and communicates incidents and potential liabilities. Regular onsite presence is essential, and the role requires full-time work in the office.
