About The Position

The Multi-Site Maintenance Manager leads maintenance operations across multiple properties, sets an example consistent with Bozzuto’s core values, and develops maintenance technicians and community care associates through on-the-job and classroom education. The role oversees resident service requests, apartment make-ready and turnover, preventative maintenance, building upkeep, property systems, safety and code compliance, inspections, capital improvements, special projects, and vendor relationships. The manager also coordinates staffing schedules and ensures 24/7 emergency coverage, including participation in an on-call rotation.

The position requires substantial facilities or residential building maintenance experience and supervisory experience. Work includes resolving HVAC, electrical, plumbing, and appliance issues; maintaining grounds and cleanliness; and working with complex mechanical systems. The role involves physical activity such as lifting or exerting force, climbing stairs and ladders, and working in varying weather conditions. The position offers additional bonus opportunities and a salary range of $107,000 to $110,000 USD.

Requirements

• Education in the trades.
• At least 7 years of experience in facilities and/or residential building maintenance.
• At least 3 years of supervisory experience and a track record of hiring, developing, and retaining high-performing teams.
• An HVAC, EPA, and/or NAPE certification.
• Knowledge of risk management, OSHA, and MSDS.
• Advanced skill in HVAC, plumbing, electrical, and appliance repair.
• Basic carpentry, drywall, and painting skills.
• Exposure to complex mechanical systems such as central plants, split systems, boilers, and chillers.
• A safety mindset and attention to detail.
• A builder’s mentality and thorough knowledge of building operations.
• Excellent written and verbal communication skills.
• A sharp professional appearance.
• Intermediate proficiency with Microsoft Office and comfort using technology platforms, apps, and computer programs.
• Availability for property emergencies, including an on-call rotation.
• Ability to exert 25 to 50 pounds of force frequently and/or 10 to 20 pounds constantly, climb stairs, use ladders, and work in varying weather conditions.

• Follow up promptly on resident concerns and complete apartment service tickets meticulously.
• Resolve HVAC, electrical, plumbing, and appliance repair issues.
• Manage apartment make-ready and turnover to support timely leasing and move-ins.
• Execute preventative maintenance programs to preserve building value.
• Maintain building cleanliness, grounds, and community safety, including snow removal.
• Sustain efficient operation of property components.
• Comply with applicable building, county, and safety codes and standards and maintain an accident-free operation.
• Ensure completion of jurisdiction-required annual building systems inspections.
• Lead cost-effective capital improvements and special projects.
• Establish and manage vendor relationships and projects within budget.
• Reinforce monthly staffing schedules and ensure 24/7 emergency coverage.
