About The Position

Investment Property Group is seeking a dedicated Maintenance Technician for Woodcreek Apartments, a 70-unit apartment community in Fairview, Oregon. The position performs technical and mechanical work to maintain the buildings, grounds, amenities, common areas, and overall property functionality, appearance, cleanliness, and safety. The Technician responds promptly and professionally to resident service requests and contributes to a positive living experience.

The schedule is Tuesday through Saturday, 8:00 a.m. to 5:00 p.m. Participation in an after-hours on-call and emergency coverage rotation is required; overtime pay is provided for on-call hours worked. The listed pay is $24.00–$28.00 per hour, depending on qualifications, education, and prior experience.

Requirements

• At least 1 year of experience as a Maintenance Technician at a multifamily community of 100 or more units.
• Strong interpersonal skills and ability to build positive relationships with residents and collaborate with team members.
• Strong customer service, attention to detail, time management, and problem-solving skills.
• Ability to respond to after-hours emergencies and participate in the on-call rotation.
• Knowledge and experience with plumbing, HVAC, and appliance repairs, including stoves, refrigerators, washers, and dryers.
• Must supply personal hand tools and have knowledge and skills in the safe use and maintenance of hand tools, power tools, mechanical equipment, and measuring devices.
• Strong communication skills and ability to work well as part of a team.

Responsibilities

• Represent Investment Property Group positively and professionally.
• Complete assigned work orders and preventative maintenance by diagnosing problems and making repairs in accordance with policies, procedures, safety standards, and code requirements.
• Track maintenance inventory, return unused items to their designated locations, and notify the maintenance supervisor when supplies need to be reordered.
• Perform general community and facilities maintenance under minimum supervision while meeting quality and efficiency standards.
• Promote positive resident relations through fair and consistent treatment.
• Inspect and maintain the property and common areas daily to identify maintenance problems requiring attention.
• Follow a preventative maintenance schedule.
• Perform maintenance tasks that support occupancy goals and a quality resident experience.
• Serve as a resource for management and assist in developing and communicating more efficient property maintenance methods.
• Participate in the after-hours and emergency coverage rotation.
