About The Position

Monarch is hiring a career-oriented Apartment Maintenance Supervisor for Valley Stream Apartments in the Toledo, Ohio area. The position is listed as full-time and on-site in multifamily housing, with a location of Maumee, Ohio and pay of $28.00–$31.00 per hour, based on qualifications. The supervisor coaches and leads a team, oversees preventive maintenance, and handles administrative duties. The role works with the Property Manager on monthly budget reviews and includes work-order completion, unit turns, repairs, emergency-phone coverage, snow removal when applicable, and assistance with capital projects. The role requires a physical demonstration of job duties during the interview process. Pre-employment screening includes a criminal background check and drug screening.

Requirements

Experience managing or supervising three or more employees.
Drywall skills, including painting and carpentry.
Working knowledge of plumbing, including sweating copper pipe.
Working knowledge of electrical repairs, including outlets, switches, and light fixtures.
Working knowledge of diagnosing and repairing appliances, including refrigerators, stoves, dishwashers, and garbage disposals.
Knowledge of electric and gas water heaters.
Experience operating a plow truck for snow removal.
Ability to complete a physical demonstration of job duties during the interview process.
Ability to complete pre-employment criminal background and drug screenings.

Responsibilities

Ensure work orders are completed in a timely manner according to priority.
Prepare and turn units between tenants.
Paint and stain interior and exterior surfaces.
Work with the Property Manager on monthly budget reviews.
Manage and adapt a preventive maintenance program.
Perform exterior structural maintenance as needed.
Manage coverage of a 24/7 emergency cell phone.
Perform snow removal when applicable.
Assist with capital projects, including rehabilitation and major repairs.
Coach and lead a maintenance team.
Perform administrative duties.
