About The Position

Valley Park Apartments, a 149-unit community in Sioux City, Iowa, is hiring a hands-on Apartment Maintenance Supervisor. The supervisor will run the maintenance operation, lead the maintenance team, and keep the property in top condition while working alongside the Property Manager. The position offers $28–$34 per hour, depending on experience, plus bonus opportunities and benefits. The schedule is Monday through Friday, 8:00 a.m. to 5:00 p.m., with an on-call rotation of one week every four weeks. This working supervisor leads by example, completing maintenance work while overseeing work orders, apartment turns, preventive maintenance, team training, grounds care, and seasonal needs. The role also partners with the Property Manager on projects, budgets, and capital improvements and ensures safety, compliance, and quality standards. Candidates should have required HVAC and EPA certifications, at least two years of HVAC experience, and leadership experience. A physical demonstration of job duties is required during the interview process. Pre-employment screenings include a criminal background check and drug screening; THC is not tested for.

Requirements

At least 2 years of HVAC experience.
HVAC and EPA certifications are required.
Prior supervisory or leadership experience.
Strong skills in plumbing, electrical work, drywall, framing, and carpentry.
Reliable, proactive, and ready to take ownership immediately.

Nice To Haves

At least 4 years of maintenance experience, preferably in apartments or multifamily housing.
Welding experience.
Vendor management and supply ordering experience.

Responsibilities

Oversee and complete work orders and apartment turns.
Diagnose and repair HVAC, plumbing, electrical systems, appliances, drywall, and carpentry.
Lead and execute preventive maintenance programs.
Supervise, train, and support maintenance team members.
Maintain grounds and assist with seasonal needs.
