About The Position

The Leasing Professional coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident-retention goals. The role includes leasing apartments to new residents, supporting resident satisfaction throughout the lease term, and securing lease renewals at a stabilized 189-unit property. The position is scheduled Tuesday through Saturday, 9 a.m. to 6 p.m.; the schedule may change based on business needs. The role is also eligible for a 20% housing discount. The hourly pay range is $20.00–$23.00 in Long Beach, California. The employee may be eligible for bonus programs, depending on role and performance. The position involves working indoors and outdoors in all weather conditions, occasional travel to other properties or business events, and a flexible schedule that includes on-call coverage during evenings, weekends, and holidays.

Requirements

Must hold licenses and certifications required by applicable state and local jurisdictions.
Must have a valid driver’s license to operate a golf cart on the property.
Must be able to stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Must be able to work indoors and outdoors in all weather conditions.
Must be able to move weights up to 25 pounds independently and up to 50 pounds with assistance.
Must be able to work a flexible schedule, including on-call coverage during evenings, weekends, and holidays.

Nice To Haves

Responsibilities

Perform sales and leasing activities to meet revenue and occupancy goals, including qualifying prospects, giving tours, processing applications and screenings, preparing leases and move-in packages, and supporting move-ins and lease signings.
Inspect apartments before move-in, confirm they are ready, and coordinate outstanding work with the maintenance team.
Monitor market and competitor conditions and develop and implement marketing plans to sustain occupancy, following established policies for concessions and other programs.
Plan and carry out marketing activities to drive community traffic, including resident referrals, employer outreach, internet marketing, and community-specific programs.
Use on-site property management software to track availability and leasing activity and manage prospect and resident data.
Maintain the community, tour routes, show units, models, amenities, and leasing office to company show-quality standards; communicate maintenance and upkeep needs to the maintenance team.
Follow up with prospects and new residents to support leasing and renewal decisions and confirm satisfaction.
Support the lease renewal program by preparing renewal materials, contacting residents in advance of move-out dates, and ensuring renewal documents are completed on time.
Respond courteously and promptly to resident and client or owner questions and concerns; address problems or document and route requests to the appropriate people.
