About The Position

This position coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident-retention goals. The role performs activities related to leasing to new residents, providing resident satisfaction throughout the lease term, and securing lease renewals. The property is stabilized and has 274 units. The schedule is Tuesday through Saturday, 9 a.m. to 6 p.m., and may change based on business needs. The role is eligible for a 20% housing discount, subject to applicable availability and discount conditions.

Requirements

1–2 years of leasing experience.
Valid driver’s license to operate a golf cart on the property.
Possess licenses and/or certifications required by applicable state and local jurisdictions.
Ability to work a flexible schedule, including taking call during evenings, weekends, and holidays.
Ability to stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Ability to work indoors and outdoors in all weather conditions.
Ability to push, pull, lift, carry, or maneuver up to 25 pounds independently and up to 50 pounds with assistance.

Nice To Haves

Spanish-speaking ability preferred.
Experience with an essential housing program preferred.

Responsibilities

Perform sales and leasing activities to achieve revenue and occupancy goals, including qualifying prospects, conducting tours, processing applications and screenings, preparing lease and move-in documents, and supporting move-ins and lease signings.
Inspect apartments before move-in, verify they are ready, and coordinate outstanding work with the maintenance team.
Monitor market and competitor conditions; develop and implement marketing plans and occupancy goals; and follow policies for concessions, specials, and other occupancy programs.
Create and execute marketing activities to drive community traffic, including resident referral and employer outreach programs and internet marketing.
Use on-site property management software to track availability, traffic, leasing activities, resident and prospect data, and demographic information.
Maintain the community, show units, amenities, marketing corridor, leasing tour, and leasing office according to company standards; communicate maintenance and upkeep needs.
Follow up with prospects and new residents to support leasing decisions and satisfaction through email, notes, cards, calls, or other contacts.
Support the lease-renewal program by preparing renewal packages, contacting residents before move-out dates, and ensuring renewal documents are completed on time.
Respond promptly and courteously to resident and client/owner concerns and questions, taking action to resolve problems or routing and documenting requests appropriately.
