About The Position

This position coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident-retention goals. The Leasing Professional conducts activities related to leasing to new residents, providing resident satisfaction throughout the lease term, and securing lease renewals. The role performs sales and leasing activities, supports marketing programs, maintains the presentation of the community and its model apartments, uses property-management software to track availability and leasing information, and responds to resident and client/owner concerns. It also includes preparing apartments for move-in and supporting residents through the leasing and renewal processes.

Requirements

Hold all licenses and certifications required by state and local jurisdictions.
Have a valid driver’s license to operate a golf cart on the property.
Be able to work a flexible schedule, including taking call during evenings, weekends, and holidays.
Be able to stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Be able to work indoors and outdoors in all weather conditions.
Be able to push, pull, lift, carry, or maneuver up to 25 pounds independently and 50 pounds with assistance.
Be able to travel occasionally or regularly as needed to assist other properties or attend training, meetings, or other business activities.

Responsibilities

Perform sales and leasing activities to achieve the community’s revenue and occupancy goals, including greeting and qualifying prospects, conducting tours, processing applications and screenings, preparing lease and move-in packages, and supporting move-in and lease signing.
Inspect apartments before move-in and coordinate outstanding work with the maintenance team.
Monitor market and competitor conditions, develop and implement marketing plans, and follow community policies for concessions, specials, and other occupancy programs.
Design and execute marketing activities to drive community traffic, including resident referral and employer outreach programs and internet marketing.
Use on-site property-management software to track apartment availability, traffic, leasing activities, resident and prospect data, and demographic information.
Maintain the community, leasing tour, show units, model, amenities, and leasing office to company standards, and communicate maintenance needs.
Follow up with prospects and new residents to support satisfaction and finalize lease or renewal decisions.
Support the lease renewal program by preparing renewal documents, contacting residents in advance of move-out dates, and ensuring documents are signed and implemented on time.
Respond promptly and courteously to resident and client/owner concerns, take action to resolve problems, and document or convey requests to the appropriate individuals.
