About The Position

This position coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident-retention goals. Responsibilities include leasing to new residents, supporting resident satisfaction throughout the lease term, and securing lease renewals. The role is at a midrise, lease-up property with 325 units. The schedule is Monday through Friday with rotating weekends, and the position may require a flexible schedule that includes being on call during evenings, weekends, and holidays.

Requirements

Hold all licenses and certifications required by state and local jurisdictions.
Have a valid driver’s license to operate a golf cart on the property.
Be able to work a flexible schedule, including taking on-call shifts during evenings, weekends, and holidays.
Be able to stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Be able to work indoors and outdoors in all weather conditions.
Be able to push, pull, lift, carry, or maneuver up to 25 pounds independently and 50 pounds with assistance.

Responsibilities

Conduct sales and leasing activities to achieve revenue and occupancy goals, including greeting and qualifying prospects, conducting tours, showing apartments, processing applications, completing credit screening and criminal background checks, preparing lease and move-in packages, and supporting move-ins and lease signings.
Inspect apartments before move-in, confirm they are ready, and coordinate outstanding work with the maintenance team.
Monitor market and competitor conditions, develop and implement short- and long-term marketing plans, and follow established policies for concessions, specials, and other occupancy programs.
Design and execute marketing activities to generate community traffic, including resident referral and employer outreach programs, internet marketing, and community-specific campaigns.
Use on-site property management software to track availability and leasing activity, manage resident and prospect data, and record demographic and other relevant information.
Maintain show-quality standards by inspecting the marketing corridor and leasing tour, communicating upkeep needs to maintenance, merchandising show units and amenities, and preparing the leasing office for daily activity.
Follow up with prospects and new residents to support leasing and renewal decisions and ensure satisfaction.
Support the lease renewal program by preparing renewal letters and packages, contacting residents before move-out dates, and ensuring renewal documents are signed and implemented on time.
Respond courteously and promptly to resident and client/owner concerns and questions, resolve problems, and document or route requests to appropriate individuals.
Travel occasionally or regularly as needed to assist other properties, attend training, business meetings, or fulfill position responsibilities.
