About The Position

The New Development Leasing & Marketing Team Leader assists the New Development Community Manager with property operations, focusing on leasing, marketing, branding, future resident relations, and the temporary leasing office and community. The role strives for 100% occupancy through pre-leasing future availability. It is full-time and non-exempt, with hourly compensation, benefits, and bonus eligibility. The position involves leasing and customer service, training leasing team members, promoting the community through events and digital channels, and maintaining the temporary leasing office, tour route, and online reputation. The role works both inside and outside apartment buildings and throughout property amenities, with frequent exposure to outdoor conditions. Rare or regular travel may be required to assist properties or attend training and other activities necessary for the role.

Requirements

1–2 years of customer service and sales experience.
Strong social media skills, understanding of current digital marketing trends, and thorough knowledge of social media marketing strategy.
Strong communication skills.
High energy and ability to enjoy working in a fast-paced environment.
Enjoy providing excellent service and take pride in doing so.
Excellent, warm, friendly, and helpful customer service in person and on the phone.
Basic computer skills, including typing and writing correspondence and memos.
High school diploma or equivalent.
Available to work evenings and weekends.

Ability to work inside and outside in all weather conditions and access all exterior and interior parts of the property and amenities.
Ability to push, pull, lift, carry, or maneuver weights up to 20 pounds.
Ability to use hands to finger, type, handle, or feel; talk and hear; stand, walk, reach, climb, stoop, or squat; and meet the stated vision requirements.
May be required to travel to assist properties, attend training classes, or for other job-related situations.

Responsibilities

Use company leasing procedures to greet and qualify prospective clients, identify needs and preferences, present the leasing office and materials, sell community features and benefits, close sales, and follow up through Cardinal’s Sales Platform (Cardinal Way of Leasing).
Earn and maintain Cardinal Way of Leasing certification by using available resources and passing in-house and third-party shops according to Cardinal Training Department standards.
Assist the Community Manager in training full-time and part-time leasing team members on job duties, customer service, phone etiquette, leasing workflows, resident interactions, marketing, and Cardinal Way of Leasing.
Answer incoming calls professionally and direct or handle them appropriately for prospective clients, clients, company team members, and vendors.
Complete lease applications, participate in application verification, and notify prospective clients of results.
Maintain and perform upkeep of the temporary leasing office and tour route to ensure curb appeal.
Implement new development grand opening events and open houses.
Plan and execute a Monthly Marketing Plan that may include future resident events, housing fairs, open houses, orientations, university and local marketing events, promotional items, incentives, outreach, social media, and digital marketing.
Build partnerships with local businesses and national vendors and conduct outreach marketing to create brand awareness.
Run community social media accounts, create engaging content and campaigns across channels, and use analytics to inform decisions.
Maintain and improve the community’s online reputation through reviews and internal satisfaction survey tools.
Participate in Cardinal U training as required.
Perform other related duties as assigned by the Team Leader.
