About The Position

The Leasing Manager manages and directs the community’s marketing, advertising, sales activities, leasing team, and other resources to achieve revenue, occupancy, resident-retention, and leasing goals. The role oversees marketing and leasing performance, pricing and concessions, prospect traffic, apartment readiness, and the leasing process. It also works with maintenance to maintain the community’s appearance and safety, and supports resident renewals and concerns. The Leasing Manager supervises and develops leasing team members and reports on marketing and leasing strategies and results to clients, owners, and business managers.

Requirements

Obtain all licenses and certifications required by state and local jurisdictions.
Have a valid driver’s license to drive a golf cart on the property.
Be able to work a flexible schedule, including taking call during evenings, weekends, and holidays.
Be able to stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Be able to work indoors and outdoors in all weather conditions.
Be able to push, pull, lift, carry, or maneuver up to 25 pounds independently and 50 pounds with assistance.
Travel may be required to assist other properties, attend training, business meetings, or fulfill job responsibilities.

Responsibilities

Direct marketing, advertising, sales, and day-to-day leasing activities to achieve revenue and occupancy goals.
Oversee prospect traffic and ensure an appropriate inventory of ready apartments; set rent pricing and concessions.
Monitor market and competitor conditions and develop short- and long-term marketing plans and strategies to sustain occupancy and increase traffic and leases.
Develop print and internet advertising strategies, use technology to communicate with prospects, and use property-management software to generate and monitor sales and leasing reports.
Coordinate with maintenance to ensure community appearance and safety meet company standards; inspect ready units and use merchandising techniques to promote apartments and the community.
Participate in leasing by generating and monitoring traffic, leasing apartments, qualifying prospects, preparing lease documents, and completing move-in procedures.
Review financial, shop, traffic, closing-ratio, and operational reports; identify and resolve issues affecting leasing performance and use company resources to support solutions.
Present marketing and leasing strategies and results to clients, owners, and business managers.
Oversee lease renewals, resident renewal functions, communications and notifications, and assist with resident move-outs as needed.
Respond to resident and client/owner questions and concerns, resolve problems promptly, and route or document requests as appropriate.
Interview, hire, orient, train, and manage leasing team members in accordance with company policies, values, and business practices.
