About The Position

The Leasing Professional coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident-retention goals. The role handles leasing to prospective residents, supports resident satisfaction throughout the lease term, and secures lease renewals. This position is for a stabilized, high-rise community with 312 units and a Monday–Friday schedule. The role is eligible for incentive-based bonuses. The ideal candidate has prior property-management experience and is proficient in Yardi and CRM systems, with the ability to manage daily operations and maintain accurate records.

Requirements

1–2 years of experience.
Prior property-management experience.
Proficiency in Yardi and CRM systems.
Licenses and certifications required by applicable state and local jurisdictions.
Valid driver’s license to operate a golf cart on the property.
Ability to work a flexible schedule, including taking call during evenings, weekends, and holidays.
Ability to stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Ability to work indoors and outdoors in all weather conditions.
Ability to push, pull, lift, carry, or maneuver up to 25 pounds independently and 50 pounds with assistance.

Responsibilities

Perform sales and leasing activities to meet revenue and occupancy goals, including qualifying prospects, conducting tours, processing applications and screening, preparing lease and move-in documents, and supporting move-ins and lease signings.
Inspect apartments before move-in, confirm they are ready, and coordinate outstanding work with the maintenance team.
Monitor market and competitor conditions, develop and implement marketing plans, and follow community policies for concessions and other occupancy programs.
Create and execute marketing activities to drive community traffic, including resident referrals, employer outreach, internet marketing, and community-specific programs.
Use property-management software such as OneSite or Yardi to track availability and leasing activity and maintain resident and prospect records and information.
Inspect the marketing corridor and tour route, coordinate maintenance and upkeep, ensure show units, models, and amenities are appealing, and prepare the leasing office for daily activities.
Follow up with prospects and new residents by email, notes, cards, telephone, or other contact to support leasing and renewal decisions and satisfaction.
Support lease renewals by preparing renewal documents, contacting residents in advance of move-out dates, and ensuring documents are signed and implemented on time.
Respond promptly and courteously to resident and client or owner concerns, take action to resolve problems, and document or route requests appropriately.
Travel occasionally or regularly as needed to assist other properties, attend training, or attend business meetings.
