About The Position

Valiant Residential is seeking a Leasing Consultant to handle duties related to leasing, resident retention, and community occupancy while promoting resident satisfaction. The role creates a positive, lasting impression on visitors, prospective residents, and residents through a customer-service focus. The Leasing Consultant works with the community management team and follows community policies and Fair Housing requirements.

Requirements

Experience working with the public and/or in sales.
Two years of experience in relevant customer service.
Strong verbal and written English communication skills for interacting with team members, residents, vendors, and other stakeholders.
Fair Housing Certification, or willingness to obtain it before interacting with prospective residents.
Ability to support and contribute to the community team.
Ability to operate a telephone, personal computer and keyboard, Microsoft Office (including Word and MS Outlook), and community software.
Positive attitude and ability to smile under all circumstances.
Ability to work a flexible schedule, including evenings and weekends.
Maintain a neat, clean, and professional appearance throughout the workday and whenever present in the community.
Comply with expectations in the employee handbook.
Ability to diffuse and respond to customer concerns to prevent escalation.

Responsibilities

Greet prospective residents and assess their needs using questions and completed guest cards.
Prepare move-in packages and lease paperwork.
Record telephone and in-person visits promptly on the appropriate reports, and file and maintain guest cards according to established procedures.
Inspect model units and available market-ready units, and communicate service needs to the Community Manager.
Guide prospects through applications and collect deposits in accordance with company procedures and Fair Housing requirements.
Update availability reports and process applications, including credit and rental-history checks, for submission to the Community Manager for approval.
Assist with monitoring renewals, distributing renewal notices, and following up on notices.
Monitor advertising effectiveness and collect and file information about competing properties in the area.
Represent the company professionally.
Accept rental payments and promptly deliver them to the Assistant Community Manager.
Prepare leases and related paperwork, enter information accurately and promptly into the Yardi System, and review documents with the Community Manager before obtaining signatures.
Assist the management team with other tasks as required.
Consistently implement community policies.
Participate in training to comply with new or existing laws.
Respond to customer concerns and help defuse issues to avoid escalation.
