About The Position

NDM Hospitality is seeking a full-time Floor Technician to provide specialized cleaning, floor care, carpet cleaning, pressure washing, and deep-cleaning services throughout vacation rental properties and resort properties. The role helps maintain cleanliness, presentation, and property readiness in accordance with company SOPs, quality expectations, and guest-satisfaction standards. The Floor Technician manages daily assignments independently and prioritizes work for VIP and owner arrivals, property tours, site inspections, and other operational needs. The position involves using and maintaining specialized cleaning equipment, following chemical-handling and safety procedures, documenting completed work, and communicating promptly with Housekeeping management and coordinators. The employee travels between assigned properties and may work indoors and outdoors in varying weather conditions.

Requirements

High school diploma or equivalent preferred.
Previous experience in floor care, carpet cleaning, pressure washing, or specialized housekeeping services preferred.
Hospitality, resort, hotel, or vacation-rental experience is highly desirable.
Knowledge of carpet extraction, steam-cleaning techniques, pressure washing, and floor maintenance procedures.
Ability to safely operate specialized cleaning equipment.
Valid Florida driver's license held for at least three years and eligibility to operate company vehicles under company policy.
Ability to understand and follow written and verbal instructions.
Ability to work independently and complete assigned tasks with minimal supervision.
Flexibility to work weekends, holidays, and variable schedules based on operational needs.
Ability to travel between assigned resort properties.
Ability to stand, walk, bend, kneel, crouch, and perform repetitive movements throughout the workday.
Ability to lift and carry up to 50 pounds, with assistance or lifting equipment when appropriate.
Ability to push, pull, and maneuver carpet-cleaning machines, pressure washers, and other cleaning equipment.
Ability to work indoors and outdoors in varying weather conditions, including Florida heat and humidity.
Ability to climb stairs, move safely throughout multi-level properties, and perform physically demanding cleaning activities for extended periods.
Ability to use required protective equipment and safely handle approved cleaning chemicals.
Attention to detail, time management, communication, problem-solving, teamwork, accountability, adaptability, and safety awareness.

Responsibilities

Clean carpets using approved extraction machines, steam-cleaning equipment, cleaning solutions, spot treatments, and other approved procedures.
Clean and maintain tile, grout, stairs, high-traffic areas, and other approved floor surfaces.
Follow carpet and floor drying procedures, including ventilation and air-mover placement, and verify treated areas are safe before releasing a property.
Report carpet damage, excessive staining, flooring deterioration, and conditions requiring maintenance or replacement.
Pressure wash approved exterior surfaces, including driveways, sidewalks, patios, pool decks, and entryways.
Select pressure settings and cleaning techniques appropriate to the surface, and protect surrounding property features during exterior cleaning.
Perform detailed steam cleaning and deep cleaning of approved surfaces, tile, grout, bathroom floors, and hard-to-reach areas.
Clean under and around furniture and bed platforms using safe handling procedures; assist with upholstery cleaning when trained and authorized.
Support preventive maintenance and scheduled deep-cleaning projects.
Review daily assignments with the Housekeeping Manager, Assistant Housekeeping Director, or Housekeeping Coordinator and complete work within established timeframes.
Prioritize properties based on VIP and owner arrivals, tours, inspections, same-day arrivals, and other operational needs.
Coordinate schedule changes and urgent requests, report promptly when assignments cannot be completed as scheduled, and notify the coordinator or management when services are complete.
Secure equipment, materials, and work areas before leaving a property, and follow required inspection and release procedures before a property is marked ready for occupancy.
Follow Housekeeping SOPs, safety requirements, and property-care standards; inspect completed work and cooperate with quality inspections and follow-up services.
Document completed assignments, provide before-and-after photographs when required, update tasks in UniFocus or other approved systems, and maintain records of work, equipment issues, and supply usage.
Report property damage, maintenance concerns, unusual conditions, equipment malfunctions, leaks, and safety concerns immediately.
Operate, inspect, clean, maintain, and store carpet extractors, steam cleaners, pressure washers, wet/dry vacuums, floor scrubbers, and other approved equipment.
Follow chemical dilution instructions, SDS and chemical-handling procedures, use required PPE, place warning signs or barriers, and follow electrical safety procedures.
Avoid mixing incompatible chemicals or using unauthorized cleaning products.
Safely operate authorized company vehicles between properties, transport equipment and supplies, follow vehicle and traffic policies, and report incidents or safety concerns.
Maintain control and security of assigned property keys, access codes, and equipment.
