About The Position

The Community Manager at Brauer Estates is responsible for overseeing various aspects of property management, including financial administration, staff recruitment and development, property appearance, and customer service. This role requires maintaining high standards of resident satisfaction, ensuring the property is well-maintained, and handling emergencies as needed. The position also involves accurate preparation and processing of leasing forms, maintenance orders, and rent collection.

Requirements

  • High school diploma or GED required.
  • One to three years of residential management or related experience or a combination of education and experience.
  • Ability to lift, push and pull up to 40 pounds.
  • Must have a valid driver's license and acceptable motor vehicle record with company insurance carrier (if driving for company business).
  • Must have reliable means of transportation (if driving for company business).
  • Must have the ability to be insurable at standard rates for driving (if driving for company business).
  • Must provide proof of personal auto liability insurance when using vehicles for company business (if driving for company business).
  • Candidates will be required to successfully complete a background investigation and drug screen.

Nice To Haves

  • Bachelor's degree in Marketing and/or business preferred.

Responsibilities

  • Administer leasing procedures to meet or exceed budget goals, including occupancy and rental rate targets.
  • Control expenses through inventory control and purchasing procedures.
  • Accurately and timely report payroll.
  • Collect rent and initiate the Unlawful Detainer process when necessary.
  • Stay informed about the marketplace.
  • Conduct inspections of apartment units during check-in and check-out to protect owner assets and ensure appropriate deductions from deposits.
  • Interview and screen potential on-site employees.
  • Train and motivate employees by communicating company philosophy, policies, and procedures.
  • Conduct orientation for on-site employees and encourage continued education.
  • Be responsible for staff retention and maintaining positive employee relations.
  • Evaluate staff performance.
  • Motivate, promote teamwork, and empower staff members to achieve common goals.
  • Keep the property in a neat, clean, and well-maintained condition.
  • Ensure that preventative maintenance schedules are met.
  • Conduct daily exterior and interior inspections of the community to ensure curb appeal, maintenance, cleanliness, and security procedures are followed.
  • Maintain the property by meeting company standards for resident satisfaction.
  • Ensure that a responsible person is available for building emergencies at all times.
  • Accurately prepare and process all leasing forms, maintenance orders, and rent collection.
  • Handle company reporting.
  • Be available for on-call emergencies as needed.
  • Perform other duties as needed.
