About The Position

King Rose Construction is a New York City-based commercial general contractor specializing in high-quality interior construction and renovation. We serve leading corporate, institutional, healthcare, education, retail, and multi-family clients throughout New York City. Our work includes complex commercial interiors, design-build projects, renovations, and highly technical occupied-space construction. We are known for our client-centric approach, responsiveness, quality, and ability to successfully execute challenging projects in the NYC market. We are seeking an experienced Business Development Manager to help expand King Rose's commercial construction business and build long-term relationships with companies and professionals who influence construction decisions in New York City.

Requirements

  • 7+ years of business development, sales, estimating, project management, or related experience in commercial construction, commercial real estate, architecture/interior design, or a closely related field.
  • Established relationships within the New York City commercial real estate and/or construction community.
  • Demonstrated ability to generate new business through relationships and networking.
  • Strong understanding of the NYC commercial construction process.
  • Excellent communication, presentation, negotiation, and interpersonal skills.
  • Ability to independently identify and pursue business opportunities.
  • Strong organizational skills and ability to manage a substantial prospect and opportunity pipeline.
  • Professional presence and ability to interact comfortably with senior executives and high-level professionals.
  • Willingness to spend significant time meeting clients and referral sources throughout New York City.

Nice To Haves

  • Existing relationships with NYC commercial real estate brokers and/or architecture and design firms.
  • Experience selling commercial interior construction services.
  • Experience working with corporate tenants, law firms, financial services companies, healthcare organizations, educational institutions, or other commercial clients.
  • Existing network of NYC corporate real estate executives, facilities professionals, owners' representatives, or developers.
  • Experience selling projects in the $500,000–$10 million+ range.
  • Bachelor's degree in business, construction management, real estate, architecture, or related field.

Responsibilities

  • Develop and execute a comprehensive business-development strategy for King Rose's NYC commercial construction business.
  • Identify companies and organizations that are planning relocations, expansions, renovations, new offices, retail locations, healthcare facilities, and other construction projects.
  • Proactively identify new construction opportunities before projects are formally put out to bid.
  • Develop relationships with commercial real estate brokers, architects, interior designers, owners' representatives, landlords, developers, property managers, and corporate real estate professionals.
  • Develop and maintain a qualified pipeline of prospective projects.
  • Track upcoming lease transactions, corporate relocations, expansions, acquisitions, and other events that may create construction opportunities.
  • Convert relationships and opportunities into qualified leads, proposals, and ultimately signed construction contracts.
  • Work closely with King Rose's estimating and preconstruction teams to pursue opportunities strategically.
  • Establish King Rose as a preferred general contractor among NYC commercial real estate professionals.
  • Develop long-term relationships with key decision-makers and referral sources.
  • Regularly meet with brokers, architects, designers, owners, and prospective clients.
  • Represent King Rose at industry events, conferences, networking events, client meetings, and other professional functions.
  • Develop a strong referral network that consistently produces qualified opportunities.
  • Maintain regular communication with existing King Rose clients and identify opportunities for additional work.
  • Develop targeted prospect lists by industry, company, location, project type, and anticipated construction activity.
  • Research new leases, relocations, expansions, development projects, and other market activity.
  • Identify decision-makers within target organizations, including CEOs, COOs, CFOs, Heads of Real Estate, Facilities Directors, and Corporate Real Estate executives.
  • Utilize CRM and other business-intelligence tools to track prospects, relationships, opportunities, and sales activity.
  • Develop targeted outreach campaigns through personal introductions, email, LinkedIn, telephone, events, and in-person meetings.
  • Introduce prospective clients to King Rose's complimentary budgeting, estimating, value-engineering, and preconstruction capabilities.
  • Help prospective clients understand construction costs, schedules, and potential project challenges at an early stage.
  • Coordinate with King Rose's estimating and project-management teams to develop compelling proposals.
  • Participate in client presentations and project interviews.
  • Ensure that client expectations and project opportunities are effectively communicated to the King Rose team.
  • Build a measurable and growing business-development pipeline.
  • Establish meaningful relationships with key NYC brokers, architects, designers, owners' representatives, and corporate real estate professionals.
  • Create a qualified pipeline of new commercial construction opportunities.
  • Generate new project opportunities and invitations to bid.
  • Convert qualified opportunities into signed King Rose contracts.
  • Build a sustainable referral network that produces recurring business.
  • Generate $5 million–$10 million+ of new annual construction opportunities/contracts, depending on project size, market conditions, and profitability.
  • Performance will be evaluated based on the quality and profitability of opportunities generated, relationships developed, pipeline growth, and new contracts secured, rather than simply the number of sales calls or meetings.
