About The Position

Southern Land Company, a national real estate development and construction firm is seeking a full-time Assistant Service Manager to join our dynamic team in Fort Worth, TX. Deco is offering an exciting opportunity for an individual who is passionate about providing world-class customer service. The successful candidate will demonstrate strong interpersonal skills with the ability to work independently, handling and prioritizing multiple tasks in a fast-paced work environment. The candidate should possess excellent organizational and communication skills with an emphasis on attention to detail. Professional standard of appearance and weekend hours required. The pay rate for this position ranges from $29-$30/hour based on experience. Deco, located at E 9th and Calhoun Street, is a twenty-seven-story building that marks the debut of high-rise multifamily living in downtown Fort Worth. Spanning over 300,000 square feet, it offers 302 rental residences with one, two, and three-bedroom options, along with penthouses. The building boasts eight floors of above-grade parking and an array of resort-inspired amenities, including a multi-story amenities deck with unobstructed views, nouveau sky lounge, 24th floor sun-facing pool with heated spa, poolside bar and lounge, an athletic studio, and many more.

Requirements

Knowledge of HVAC and Plumbing
Knowledge of energy mgmt. systems (EMS) or building automated system (BAS)
Knowledge of lighting, power systems, and energy consumption
Knowledge of communication and alarm systems
Knowledge of basic interior and exterior building maintenance
Strong working knowledge of Microsoft Office (Outlook, Word) with ability to type documents and maintain accurate records
Strong leadership skills and attention to detail
Solid teamwork skills with flexibility to adjust to changing project requirements and deadlines
Ability to anticipate the maintenance needs of the property
Ability to lift/move 25 lbs. regularly and 50 lbs. occasionally
Possible exposure to changing weather conditions and chemical fumes
Ability to analyze problems and develop solutions
Ability to keep sensitive information highly confidential
Excellent written and verbal communication skills.
Strong organizational and interpersonal skills, and the ability to deal professionally with co-workers, residents, and vendors

High School diploma or equivalent
Valid Driver’s license
5+ years of practical experience, verification of maintenance experience, and demonstrated skills
Experience managing a service team
Fair housing training
EPA certification required for properties with A/C units, as well as pool operations, electrical and universal certification
Knowledge of OSHA requirements

Responsibilities

Maintain resident request system; maintain accessible and accurate records for work orders and preventative maintenance, safety, repair/replacement of major equipment, utility cut-off, sewer clean-outs, and inventory of parts and supplies.
Monitor and evaluate the physical condition of the community and correct unsafe conditions, install locks, parts, safety devices and make repairs as needed.
Diagnose and perform maintenance/repairs on A/C and heating, electrical and plumbing systems, water and sewer lines, stairs, gates, fences, patios, railings, roofing, gutters, tile, carpet, flooring, fireplaces, ceiling fans, appliances, doors, cabinets, windows, gas and electric boilers, walls and ceilings, security system, pool area, tile, and other equipment as required.
Assist Service Manager in operating community within budgeted guidelines.
Assist in supervising activities of capital expenditure including writing specifications for work to be done, obtaining competitive bids, and investigating qualifications of responding bidders.
Assist in hiring staff and evaluating service employee performance.
Assist in the preparation of annual budgets for operating and capital expenditures.
Enforce safety policies and OSHA regulations.
Stay current on all applicable building codes and safety standards, as required.
Maintain and schedule 24-hour emergency coverage, alternating on-call requirement.
Move appliances, equipment, and furniture as needed in accordance with generally accepted safety precautions.
Perform routine preventative maintenance on equipment.
Handle make-readies in a timely manner as directed by Community Manager.
Ensure adherence to uniform policy.
Supervise all aspects of maintenance in the community, including staff, vendors, and contractors.
