About The Position

The Assistant Maintenance Director combines hands-on maintenance work and customer service with leadership of the maintenance team. The role uses maintenance, construction, or general labor experience to complete service requests and other property maintenance tasks, while helping ensure residents are satisfied. The position also requires demonstrating CWS’s core values, prioritizing the health, well-being, and safety of team members, residents, contractors, and oneself, and following company policies, procedures, and practices. Work takes place throughout residential apartment communities, in both office and field settings. The position may involve outdoor weather, maintenance equipment, construction areas, chemicals, noise, dust, and other conditions associated with property maintenance. Frequent walking, stairs, inspections, and maintenance work are required; physical tasks include standing, bending, kneeling, reaching, climbing ladders, and lifting or moving materials and equipment up to 50 pounds.

Requirements

EPA, HVAC I & II, CPO, and local certifications are required.
Minimum of 1–2 years of previous full-time work experience in apartment maintenance or a trade requiring basic knowledge of electricity, plumbing, carpentry, painting, and HVAC.
Valid driver’s license and current automobile insurance.
Own a basic set of hand tools.
Able to read service requests and schedules and regularly converse in English with team members, residents, and vendors.
Basic computer skills.
Able to adhere to a set and variable work schedule, including weekends and emergencies as required.
Able to adhere to company policies, procedures, and practices.
Able to establish and maintain effective working relationships and maintain a professional and ethical atmosphere.
Possess supervisory and managerial skills.
Able to work at locations other than the home property and travel within major metropolitan areas; may be required to attend company functions in other cities.
Able to respond to emergency calls outside normal business hours.
Able to perform frequent walking, climb stairs and ladders, inspect units, and assist with maintenance operations.
Able to stand, bend, kneel, reach, and lift or move materials and equipment weighing up to 50 pounds.
Able to work indoors and outdoors in varying environmental conditions and safely operate maintenance tools and equipment.
