This role supports the Community Manager in all operational duties, including reporting, rent processing, leasing, marketing, and overseeing the community and associates in the Community Manager's absence. Requirements

  • 2+ years’ experience as an Assistant Community Manager.
  • LIHTC/Tax Credit Program Knowledge required.
  • Excellent communication skills and an unmatched dedication to customer service.
  • Solid track record of bookkeeping and rent collection.
  • Thorough understanding of landlord/tenant law.
  • Strong Understanding of Fair Housing Laws.
  • Superior interpersonal skills: ability to get along with diverse personalities; tactful; mature, flexible.
  • Resourceful and organized.
  • Solid computer knowledge, Windows (Word, Excel), internet, and e-mail.
  • Working knowledge of Yardi Voyager Property Management software.

Responsibilities

  • Provide A+ customer service at all times.
  • Manage and promote resident satisfaction and retention by responding to complaints, questions, and requests promptly and taking appropriate action to resolve service issues.
  • Serve as a resource center for residents regarding community living and rent payments.
  • Organize and execute resident appreciation and retention events.
  • Maintain secure, confidential resident files.
  • Answer phones, greet walk-ins, and handle foot traffic.
  • Assist with leasing duties, including touring prospective residents.
  • Handle all property monies, including collecting, posting, and depositing rents, security deposits, and other community income.
  • Review resident files and ledger records to determine outstanding balances, communicate with residents regarding delinquencies, implement collection procedures, and enforce lease agreements.
  • Assist with monthly projection reporting, inspect vacancies, make-ready apartments, and models.
  • Inspect the property for community policy violations, needed repairs, and overall landscaping.
  • Meet regularly with the Community Manager and Regional Manager to discuss community performance.
  • Perform other duties as assigned by the Community Manager.
  • Maintain a service-oriented environment with a professional appearance and attitude.
  • Oversee property operations and staff in the Community Manager's absence.
  • Support Leasing Consultants in leasing apartments and ensure Fair Housing guidelines are followed.
  • Manage compliance file maintenance under the direction of the Compliance department and Community Manager.
  • Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, and all other laws pertaining to the apartment industry.
  • Follow established procedures related to evictions, including proper notice requirements, evicting residents, and representing the property in court hearings and eviction proceedings.
