About The Position

Van Metre is hiring a Service Manager for the Landings at Hard Scrabble Apartments in Columbia, South Carolina. The community will consist of 288 garden-style residential units once construction is complete, and the Service Manager will manage a staff of one Maintenance Technician. Under the direction of the Property Manager and Director of Facilities, the role oversees the apartment complex's day-to-day maintenance operations and related areas. The Service Manager manages the maintenance team, facility budget, service-request workflow, preventative maintenance, and 24-hour emergency maintenance schedule. The role performs and oversees repairs, coordinates vendors and contractors, supports unit make-ready work, and helps ensure the property is maintained to Van Metre standards. Some weekend work is required.

Requirements

Maintain a professional and courteous manner with residents, visitors, contractors, and fellow employees.
Have the skills necessary to effectively complete the listed tasks.
Ability to follow oral and written instructions and maintain effective, cooperative working relationships.
At least 3 years of maintenance experience or valid training.
Prior supervisory experience.
EPA Certification.
CPO Certification.
Strong understanding of appliance, electrical, and plumbing repair.
Basic knowledge of HVAC and electrical circuitry.
Current knowledge of OSHA, building, and safety standards.
Provide own basic tools and be knowledgeable and skilled in their safe use and maintenance.
Valid driver's license.

Responsibilities

Manage maintenance team member(s).
Perform or oversee electrical, plumbing, carpentry, appliance repair, and painting.
Organize and manage programs required by state and federal jurisdictions.
Meet with and direct contractors as needed.
Work with the Property Manager to ensure all areas of the property are maintained to Van Metre standards.
Manage the facility side of the budget.
Repair and treat structures such as showers, sinks, appliances, doors and cabinets, walls, and building exteriors.
Track pending vacant units and schedule vendors for the make-ready process.
Manage the daily flow of service requests.
Submit required weekly reports to the corporate office.
Maintain, repair, and replace HVAC systems.
Manage and carry out the 24-hour emergency maintenance schedule.
Schedule and complete the preventative maintenance program.
Coordinate special projects as directed.
