Service Manager (Landings at Hard Scrabble)
About The Position
Van Metre is seeking a Service Manager for the Landings at Hard Scrabble Apartments in Columbia, South Carolina. The community will consist of 288 garden-style residential units upon completion, and the Service Manager will manage one Maintenance Technician. Under the direction of the Property Manager and Director of Facilities, this role oversees the apartment community’s day-to-day maintenance operations and the facility side of its budget. The Service Manager leads maintenance staff, manages service requests and preventative maintenance, coordinates contractors and vendors, and maintains the property to Van Metre standards. The position also performs and oversees a range of building and systems repairs, manages required state and federal programs and reporting, and carries out a 24-hour emergency maintenance schedule. Requirements
- At least 3 years of maintenance experience or valid training.
- Prior supervisory experience.
- EPA Certification.
- CPO Certification.
- Strong understanding of appliance, electrical, and plumbing repair.
- Basic knowledge of HVAC and electrical circuitry.
- Current knowledge of OSHA, building, and safety standards.
- Provide basic tools and be knowledgeable and skilled in their safe use and maintenance.
- Valid driver's license.
- Maintain a professional and courteous manner with residents, visitors, contractors, and fellow employees.
- Ability to complete the listed tasks, follow oral and written instructions, and maintain effective and cooperative working relationships.
Responsibilities
- Manage maintenance team member(s).
- Perform or oversee electrical, plumbing, carpentry, appliance repair, and painting work.
- Organize and manage programs required by state and federal jurisdictions.
- Meet with and direct contractors as needed.
- Work with the Property Manager to maintain all property areas to Van Metre standards.
- Manage the facility side of the budget.
- Repair and treat structures, including showers, sinks, appliances, doors and cabinets, walls, and building exteriors.
- Monitor pending vacant units and schedule vendors for the make-ready process.
- Manage the daily flow of service requests.
- Submit required weekly reports to the corporate office.
- Maintain, repair, and replace HVAC systems.
- Manage and carry out the 24-hour emergency maintenance schedule.
- Schedule and complete the preventative maintenance program.
- Coordinate special projects as directed.
