About The Position

The Facilities Manager – Hard Services manages facilities services in a Good Manufacturing Practices (GMP) environment for a high-end life sciences account. The role oversees maintenance work order execution and operational excellence, ensuring safety, compliance, building systems, maintenance, and innovation requirements are met in the controlled environment. It also manages customer relationships and leads a team of facilities management professionals.

The role oversees day-to-day facility operations, contractors and suppliers, inspections, audit readiness, service performance, and continuous improvement. It supports the Senior Facility Manager with expense management, works with Finance to ensure accurate and timely financial transactions, and partners with the client to develop programs and processes that improve productivity and operating costs. The position is on-site in Kalamazoo, Michigan, and requires availability 24/7 to respond to building emergencies or contractor work performed after hours.

Requirements

• Bachelor's degree in engineering, science, or business; engineering is preferred.
• At least 5 years of related facilities management work experience, including at least 3 years in a supervisory role.
• GMP experience in pharmaceutical, biotechnology, or another industry governed by GMP regulations and processes.
• Strong background in people management and supplier contract management.
• Excellent interpersonal and organizational skills, with strong analytical ability.
• Excellent oral and written communication skills.
• Proficiency with Microsoft and Google applications.

• Experience using SAP CMMS.

Responsibilities

• Ensure client satisfaction at all organizational levels through leadership, responsiveness, and creativity.
• Manage and supervise facilities professionals, including planning and scheduling work, assigning tasks, making decisions, conducting root cause analysis, and supporting inspections and audit readiness.
• Own daily operations and meet or exceed key performance indicators and metrics.
• Manage contractors and suppliers working on electrical, water systems, HVAC, plumbing, building automation, air, asset care, gases, sanitary systems, architectural systems, security systems, doors, and HEPA filtration systems.
• Ensure compliance with standard operating procedures, codes, and regulations, and maintain areas and processes in audit-ready condition.
• Conduct daily building inspections for quality compliance and monthly vendor job walks to verify contracted scope.
• Be available 24/7 to respond to building emergencies and contractor work after hours.
• Promote workplace safety and a culture of continuous improvement; lead investigations.
• Coach, lead, and guide employees; collaborate with other service managers, chief engineers, and coworkers.
• Complete HR employee performance management activities, including performance reviews and change management.
• Assist the Senior Facility Manager with developing and managing labor, supplies, and contracted-services expenses to meet or exceed budget targets.
• Coordinate with Finance and field teams to process financial transactions in an orderly and timely manner, ensuring invoice amounts are correct and paid on time.
• Implement procurement plans, improve labor efficiency, and increase self-performance capabilities.
• Work with the client to develop and implement programs, processes, and procedures that reduce operating costs and increase productivity.
