Senior Property Manager

Stratum•Hermiston, OR

About The Position

Stratum is seeking an experienced Senior Property Manager to lead operations for its new HUB community and provide support to the West Gate property. The HUB community is under construction, with an anticipated start date of early December. Until the site is ready, the position will work out of the West Gate office. This lease-up role will prepare the HUB property for opening, build and lead the onsite team, create operational processes, drive leasing activity, and establish a positive experience for future residents. The Senior Property Manager will also provide leadership and operational support to West Gate, helping both communities meet Stratum’s expectations for service, performance, and team development. The role calls for a visible, hands-on leader who can take ownership, support onsite needs, and balance a fast-paced lease-up with the ongoing operations of an established community. The role combines office responsibilities with regular activity throughout the properties in indoor and outdoor environments. It includes conducting tours and inspections, assisting onsite when needed, and occasionally lifting or moving materials weighing up to 50 pounds. The position is generally scheduled for a minimum of 40 hours per week; schedules may fluctuate with property needs or emergencies, and evening, weekend, or holiday availability may occasionally be required. Travel between HUB and West Gate is required, as is responding to property needs or emergencies.

  • Strong leasing, marketing, customer-service, organizational, and problem-solving skills.
  • Hands-on leadership style, with the ability to identify needs, take ownership, and work independently.
  • Ability to manage competing priorities and maintain consistent expectations across more than one community.
  • Knowledge of applicable landlord-tenant and Fair Housing laws.
  • Advanced Microsoft Office 365 skills.
  • Current and valid driver’s license, reliable transportation, proof of auto insurance, and an acceptable driving record.

  • Oversee resident experience, leasing activity, property appearance, maintenance coordination, reporting, delinquency, and other key operational responsibilities.
  • Monitor property performance, identify barriers, and recommend practical solutions supporting service, occupancy, revenue, and expense goals.
