About The Position

Reporting to the Soho House Flatiron Project Director, the individual will assume responsibility for the successful day-to-day project management and execution of Soho House Flatiron in New York, New York, targeted to open by Q4 2027. The role will offer full project lifecycle experience, working with an established in-house development team on the delivery of a large-scale urban hotel, restaurant, bar, and health club development. The Senior Project Manager will lead and coordinate across in-house design and development team(s) as well as the wider project consultant team(s) and other project stakeholders, to ensure the project is delivered to the agreed programme, budget and quality standards. The role will be the direct relationship-holder with all appointed general contractors, specialty trades and is structured as the technical and construction execution-oriented “#2” to the Project Director. This role is site-based and is directly accountable for implementing the project as designed and engineered. The individual can rely on support from an experienced development team, but is expected to be a self-starter, motivated and capable of working autonomously. The role will offer an exceptional opportunity to develop a well-rounded skill set encompassing planning, design, procurement, construction and handover / operation phases. The role requires a Business Leader who is a clear communicator, conveying design and construction standards and requirements, and providing thoughtful and expert-led decision making to reduce design mistakes/flaws, saving time and money. It also requires Design/Operations Integration through a collaborative partnership with key Design and Operations directors, implementing forward-looking, future-proofing design and operational decisions. Communication is paramount, requiring proactive and inclusive communication across the core design and development team, being solutions-oriented and consensus-minded, driving critical decision-making amongst stakeholders. This includes proactive monitoring and reporting of risks/opportunities, encouraging collaborative problem-solving. The role involves managing the General Contractor and trade subcontractors on site through pre-construction, construction, commissioning and closeout, serving as the primary day-to-day point of contact. It requires overseeing day-to-day site activity, monitoring jobsite safety compliance, identifying and resolving field issues, leading weekly site progress meetings, coordinating material and equipment delivery, and ensuring GC/subcontractors perform in line with contract documents. The role also involves Development & Delivery Excellence, including preparing RFPs, comparing bids, leading negotiations, preparing/processing contracts, reviewing submittals/RFIs/shop drawings, developing and maintaining the construction schedule, preparing/tracking change orders, reviewing payment applications, monitoring the budget, tracking punch list items, and overseeing project handover.

Requirements

8+ years experience in a Construction Manager, Project Manager, Development Manager or similar type role leading large-scale redevelopments for a major construction or development company.
Proven track record of 5+ successfully executed, New York area-based construction and/or re-development projects, including extensive Shell & Core, high-end residential / hospitality Fitout experience.
Historic renovation experience is a must.
Intimate understanding of New York City building codes.
Extensive experience in negotiating multi-trade construction packages.
Maintains existing relationships with wider GC / trade network in New York City and the Tri-State area.
Experience working in a global hospitality, lifestyle or luxury brand environment.
Strong understanding of legal, financial, and design aspects of hospitality development.
Exceptional leadership, negotiation, and stakeholder management skills.
Experience with project management tools and enterprise reporting systems.
Ability to travel within the United States and 2-4 times per year internationally.
Masters Degree in Construction Management, Real Estate Development, Architecture, Business Administration, Engineering or related field.

Responsibilities

Oversee day-to-day site activity in coordination with the Superintendent.
Ensure work is executed safely, on schedule, and to spec.
Monitor jobsite safety compliance across all contractors, subcontractors, and vendors.
Verify appropriate training and site clearance.
Identify, escalate, and resolve field issues, disputes, construction problems, and project risk.
Lead weekly site progress and coordination meetings with the GC, trade contractors, and design/consultant team.
Coordinate material and equipment procurement and delivery timelines.
Ensure the General Contractor and subcontractors perform in line with their contract documents and project drawings.
Prepare and issue RFPs and bid packages for trade and vendor scopes.
Compare contractor and subcontractor bids and proposals, and lead buyout negotiations.
Prepare, negotiate, and process Letters of Intent and contract agreements.
Review and respond to submitt mitals, RFIs, and shop drawings.
Coordinate input between the design team, consultants, and the field.
Develop and maintain the project's master construction schedule, including rolling 4-week look-aheads.
Communicate schedule changes to affected parties.
Prepare, track, and process change order proposals for owner review and approval.
Review and verify contractor and subcontractor payment applications (AIAs) for accuracy.
Monitor the construction project budget, tracking costs against approved budget and reporting variations.
Track punch list items through to completion.
Compile closeout documentation ahead of handover to operations.
Oversee delivery and handover of projects by a fit-out contractor (or the main contractor) to the operations team.
Ensure all quality control and snagging is fulfilled.
