About The Position

The Senior Building Manager is responsible for the supervision of staff and overseeing leasing, administration, housekeeping, and in-suite maintenance of the Property in accordance with timelines and compliance requirements.

Requirements

  • Outstanding customer relation skills
  • 3 year minimum experience in residential property management
  • Post secondary education (preferred)
  • Minimum of one year in a supervisor capacity in property management
  • Strong leadership ability
  • Excellent problem solving and organization skills
  • Outgoing and people-oriented personality

  • Excellent written and verbal communication skills
  • Ability to multitask

Responsibilities

  • Supervising and overseeing staff and operations at the assigned property
  • Ensure KPIs and site goals are being met, such as; maintaining an occupancy rate of 100%; ensuring rent collections are conducted effectively; ensure tenant satisfaction is prioritized through a high level of customer service; ensuring spending is controlled while making sure required tasks are being completed in a satisfactory manner; other on-site duties as required.
  • Manage building budget in collaboration with Property Manager
  • Follow authorization procedures and administration for Purchase Orders
  • Proper administration of all paperwork (scanning, filling,)
  • Delivery of building notices
  • Ensure that proper fire and life safety procedures are always enforced (i.e. coordinate fire drills, smoke detector tests, evacuation plan tests.)
  • Follow up on outstanding rents by calling/tracking down tenants
  • Follows up on all prospects that have not been successfully closed
  • Review and approve rental applications according to Company standards
  • Inform the Property Manager of all tenants in default
  • Conduct apartment tours and move in / move out inspections
  • Ensure follow-up is being done for every prospective tenant that undergoes an apartment tour within 24 hours. Close and record any objections, and then report the findings to the Property Manager
  • Provide feedback to Property Manager on building issues, tenant feedback, and leasing
  • Maintain an accurate account of prospective residents
  • Ensure new tenants are correctly entered into the system with respect to their lease dates, rent payments, etc. and that the correct name appears on the rent
  • Conduct tenant relations with the intent of achieving and maintaining a high level of tenant satisfaction
  • Liaise and coordinate with approved contractors and outside service and maintenance providers
  • Oversee and evaluate contractors as required
  • Ensure contractors meet timelines and fulfil other contractual terms
  • Implement corrective action and give feedback to contractors when needed
  • Accountable for the inventory of supplies within the office and common areas of the property
  • Coordinate site services, follow proper procedures when giving out and tracking keys for the building
  • Manage employees working at the assigned property
  • Assign and allocate job tasks and duties to employees
  • Oversee and supervise the completion of job tasks and duties by employees
  • Ensure that all policies and procedures are followed by employees and take corrective action if policies and procedures are not followed
  • Provide input and recommendations to the Property Manager respecting employee performance
  • Report employee misconduct and disciplinary infractions to the Property Manager
  • Provide informal feedback to employees
  • Maintain confidentiality with respect to employee evaluation, discipline and remuneration matters
  • Ensure staff complete any necessary training
  • Coordinate employe vacation, overtime and leaves of absence with the Property Manager to ensure sufficient coverage at each property
