About The Position

David Nice Builders is hiring a Retail Construction Project Manager to manage the full lifecycle of multiple retail construction projects, from pre-construction through closeout. The role combines office and field work and requires travel to jobsites and client meetings. Retail projects involve tight schedules, evolving drawings and scope, fixed opening dates, and engaged clients and landlords. The Project Manager is expected to maintain commercial judgment and client relationships while supporting field superintendents who execute independently at a distance. The position manages projects with budgets ranging from $500K to $15MM and provides a key support structure for superintendents. Candidates from developing PMs through seasoned professionals are considered; composure, commercial judgment, and organizational discipline are valued alongside years of experience. Responsibilities span estimating and pre-construction, contract review and subcontract scope development, project start-up and permitting, schedule development and updates, superintendent support, subcontractor and supplier management, construction-phase budget and change-order oversight, project meetings and quality control, and closeout coordination. Requirements

Typically five or more years of construction management experience.
Ability to manage multiple concurrent projects in the $500K to $15MM range.
Composure and sound judgment under pressure, including when client demands and timelines become difficult.
Strong commercial instincts, including budget management, cost tracking, change-order pricing, and scope defense.
Excellent written and verbal communication with clients, subcontractors, and field teams.
Proficiency with Microsoft Office, Excel, and MS Project.
Strong organization and ability to manage time and priorities independently across a portfolio.
Willingness to travel to jobsites and client meetings, typically one to three times per project.

Nice To Haves

Retail construction experience.
Experience with Procore and Vista.
Experience as a commercial construction PM in an adjacent sector such as healthcare, hospitality, or office tenant improvements.
Experience as a strong assistant PM or field engineer who has been running projects.

Responsibilities

Partner with estimating on assigned bids, review plans and specifications, flag unusual scope items, and ensure complete subcontractor coverage.
Confirm mall criteria, permit costs, and bid-specific requirements are included before bid submission.
Attend bid review meetings and contribute prior-experience input to estimates.
Review contracts, including payment terms, liquidated damages, period of performance, and special requirements; confirm alignment with the proposal and obtain a signed contract or LOI before work proceeds.
Translate contract and specification requirements into subcontract scopes with clear inclusions and exclusions.
Lead internal project start-up meetings; coordinate permitting; verify insurance and licensing; and confirm the latest plan set and addenda.
Develop the safety plan with the safety officer, confirm client billing cycles, and develop the schedule of values with the PA and CSM.
Involve the superintendent from project start and align the project team before mobilization.
Build project schedules in MS Project, beginning preliminary scheduling during contract negotiation where possible; review and update schedules weekly with the superintendent using three-week lookaheads and milestones through closeout.
Support field superintendents by remaining reachable, helping resolve problems, documenting direction in writing, confirming daily reports and safety talks, and maintaining field-office communication and alignment.
Develop specific subcontract scopes, award subcontracts before project start without scope gaps, and issue purchase orders early for long-lead materials.
Vet unfamiliar subcontractors, keep qualifier packages current, review and approve invoices in Vista, and manage buyout to meet or beat budget honorably.
Review budgets daily and submit the weekly PM report by Monday noon covering profit and loss, billing, change orders, issues, and schedule.
Proactively manage RFIs, submittals, and change orders, and obtain signed change-order requests before work is performed.
Lead productive project meetings and ensure quality-control expectations are met or exceeded.
Manage closeout with the CSM and PA, produce the closeout binder within 45 days, complete an internal pre-punch one week before the official list, obtain final sign-offs, and represent DNB at the punch walk and final turnover.
