Under supervision of the Sr Property Director, the Residential Maintenance Supervisor will oversee all maintenance needs of FREE residential properties. This position is responsible for the direct supervision of the maintenance techs assigned to each site.

Requirements

• High school diploma or equivalent required.
• Minimum of five (5) years’ experience in janitorial/custodial or facilities maintenance required
• Minimum of two (2) years of supervisory or management experience required
• Knowledge of basic carpentry, wallboard repair, painting, plumbing, and electricity
• Proficient with mobile technology, apps, adding photos, etc.
• Some familiarity with spreadsheet and communication software
• Strong leadership and staff management skills
• Knowledge of commercial cleaning practices, equipment, and floor care including stripping, waxing, and polishing.
• Ability to respond calmly and effectively to emergency situations
• Strong scheduling and problem-solving skills
• Effective interpersonal, organizational, and verbal and written communication skills
• Ability to work across multiple sites and environments
• Demonstrated ability to lead teams with flexibility and professionalism
• Valid Driver License and satisfy criteria to be a driver for the organization required
• Must be available during inclement weather and emergency situations to assist as needed

• Certificate in a related maintenance field preferred

Responsibilities

• Provides direct supervision and management of day-to-day activities of a team of direct reports and communicates with the Sr Property Director as needed.
• Leads in the identification and repair of potential equipment and safety issues at the residential sites.
• Manages all repairs and maintenance of residential equipment, buildings, and grounds
• Reviews maintenance work orders and assign maintenance personnel to complete all necessary orders; follows up with the assigned personnel as needed until the order is complete
• Oversees contractors involved in daily projects as well as major capital projects to ensure scope of project is followed.
• Designs, plans, executes, and monitors projects from initiation through completion to ensure scope, schedule, and budget objectives are met.
• Ensures all bidding, procurement, and contract award processes follow established policies, procedures, and regulatory requirements throughout the full project life cycle.
• Coordinates dates and times that meet the needs of contractors, inspectors and vendors without impacting day-to-day service delivery of the residential sites.
• Ensures removal of leaves, snow, and ice and keep sidewalks clean and safe.
• Supervises, trains, evaluates, and observes assigned staff
• Interviews, hires, develops, and retains high quality staff.
• Ensures careful vehicle fleet management, including maintenance, oversight, and accurate tracking of use.
• Completes required weekly and/or monthly reporting accurately and on time.
• Maintains and controls inventory of equipment, ensures budget adherence.
• Ensures that all required documentation (paper and electronic) is completed /processed appropriately, in a timely manner, and meets quality and compliance thresholds.
• Performs other duties as assigned.

• Complies fully with FREE’s confidentiality policies by holding in strictest confidence all information pertaining to members, residents, the people we support and their families, clients, providers, contractors, and employees.
• Meets all safety training requirements; adheres to all safety policies and reports any and all unsafe conditions; takes measures to prevent accidents and/or eliminate conditions that pose a safety or health risk.
• Coordinates, supports, attends and participates in all required events/ meetings/ reviews/ committees, including ones outside of standard working hours.
• Meets all job requirements and stays in compliance.

• Ensures compliance with FREE policies, procedures, and operating standards.
• Implements a continuous quality improvement process for department services and administrative functions.
