About The Position

The Regional Manager, Receivership Portfolio is a strategic, highly operational leader responsible for stabilizing, transitioning, and overseeing distressed or newly acquired multifamily assets operating under receivership or similar special situations. Unlike a traditional regional role managing stabilized communities, this position addresses properties that may lack established systems, have incomplete staffing, or face significant operational, compliance, and physical challenges. The manager identifies barriers to effective operations and builds and executes plans to resolve them. The role leads complex takeovers, rebuilds site teams, resolves life-safety concerns, restores leasing and make-ready operations, addresses delinquency, and reports to lenders, ownership, receivers, and other stakeholders. It oversees multiple assets that may be at different stages of takeover, stabilization, compliance remediation, or disposition. The position requires hands-on problem-solving, sound judgment, and comfort working through ambiguity. The position also establishes core property operations and reporting infrastructure, oversees maintenance and vendor work, manages compliance and risk, leads staffing and talent development, directs collections and resident-related matters, and provides regular operational and financial updates to stakeholders. GoldOller acquires, develops, and operates multifamily communities across the country, with more than 40,000 units under management in 12 states and over $2.6 billion in assets.
