About The Position

The Regional Property Manager oversees the performance and profitability of a portfolio of properties in a designated region. The role develops and implements property management strategies, supports tenant satisfaction, optimizes financial returns, and leads property management teams in coordination with stakeholders. The position monitors operational, financial, and business performance; manages budgets; reports on property and market results; supports leasing and tenant retention; and oversees property maintenance, safety, regulatory compliance, and risk mitigation. It also conducts market research to identify improvement opportunities and respond to changing trends.

Requirements

At least 3 years of relevant experience.
Proven leadership experience managing diverse properties.
Proficiency with property management software, preferably Yardi and/or RealPage, as well as word processing, spreadsheet, and database management applications.
Strong financial acumen and analytical skills.
Excellent communication and team management skills.
In-depth knowledge of real estate laws, regulations, and market trends.
Ability to create and manage stakeholder relationships.

Nice To Haves

Bachelor’s or master’s degree from an accredited college or university, preferably in business, real estate, or a related field.
Real estate license, preferred except where required in specific markets.
Industry certifications such as CPM, CAPS, or CAM.

Responsibilities

Ensure portfolio and community operational, financial, and business goals are met through property inspections, report reviews, and action plans.
Collaborate with community managers and regional support services leaders to improve asset and team performance.
Implement local and national operational initiatives and ensure adoption of revised protocols.
Oversee budgets and ensure financial targets are met or exceeded.
Prepare and present reports on property performance, financial metrics, and market trends to ownership and senior management.
Build positive tenant relationships and address tenant concerns promptly.
Implement tenant retention programs to reduce turnover and vacancy.
Collaborate with leasing teams on marketing strategies and targeted leasing efforts to maintain optimal occupancy.
Oversee maintenance programs to keep properties well-maintained and compliant with regulations.
Conduct routine site and safety inspections and ensure properties meet company and owner standards.
Communicate property upkeep concerns and capital requests.
Implement preventative maintenance plans to extend asset life.
Stay current with applicable local, state, and federal regulations and ensure properties comply with codes and laws.
Identify and mitigate property management risks and ensure appropriate insurance coverage.
Conduct market research and analysis to identify property improvement opportunities and monitor market trends.
