About The Position

We’re looking for an experienced, results-driven Regional Manager to join our Operations leadership team and oversee a portfolio of multifamily properties within our OC/IE territory. This is a unique opportunity for a seasoned property management professional who is passionate about driving performance, mentoring talent, and elevating communities. In this role, you’ll play a key strategic role in maximizing property performance, ensuring operational excellence, and delivering strong financial results. You’ll lead a team of onsite professionals — coaching, mentoring, and developing Community Managers and their teams to reach their fullest potential. You’ll guide annual budget planning, review financial performance, partner with executive leadership on strategic initiatives, and help drive revenue growth across your portfolio. Requirements

  • Minimum 5–7 years of experience in multifamily property management, including supervisory experience over multiple properties
  • Active California Real Estate License — or willingness to obtain within 6 months of employment
  • Proven track record of operational and financial success within a property management setting
  • A proactive, forecast-oriented leadership mindset — someone who develops people, drives outcomes, and brings solutions forward before problems escalate
  • Strong leadership, communication, and team development skills
  • Proficient in property management software (Yardi, RealPage) and Microsoft Office Suite
  • Working knowledge of landlord/tenant laws, Fair Housing regulations, and risk management practices
  • Valid California driver’s license, reliable transportation, and vehicle insurance meeting company policy

Nice To Haves

  • Experience managing 1,000+ unit portfolios across multiple asset types (affordable, conventional, tax credit)
  • CAM, ARM, or CPM designation
  • Bachelor’s degree in Business, Real Estate, or related field

Responsibilities

  • Drive portfolio performance in alignment with company objectives — revenue growth, occupancy, expense control, and NOI targets
  • Conduct regular property visits and operational reviews to ensure high standards in curb appeal, maintenance, and overall property condition
  • Evaluate each property’s potential and develop tailored operational strategies to optimize staffing, leasing, and financial outcomes
  • Oversee preparation and execution of annual operating and capital budgets; monitor financial statements and take corrective action as needed
  • Recruit, train, and retain high-performing on-site personnel in accordance with company standards
  • Provide day-to-day coaching, support, and leadership to Community Managers and their teams
  • Conduct regular performance evaluations and development planning for all direct reports
  • Ensure teams receive ongoing training in operations, fair housing, safety, technology, and risk management
  • Analyze and interpret monthly operating statements, identifying opportunities for improved financial performance
  • Recommend and implement cost-saving initiatives while maintaining operational quality
  • Ensure budget adherence across all properties and approve or recommend vendor contracts as appropriate
  • Collaborate with accounting and corporate staff on financial reporting and compliance
  • Develop and oversee property-specific marketing and leasing strategies based on competitive analysis and market trends
  • Review leasing activity, traffic reports, and occupancy data; provide guidance to improve conversion and retention
  • Ensure compliance with all company policies and procedures, as well as federal, state, and local laws — including Fair Housing and landlord/tenant regulations
  • Conduct routine audits of property records, files, and operational systems to ensure accuracy and compliance
  • Partner with corporate departments (maintenance, marketing, accounting, HR) and represent SMC at industry associations and professional events
