About The Position

Green Alpha Property Management is a growing real estate management platform focused on delivering strong property performance while creating communities residents are proud to call home. Our marketing team works directly alongside operations to ensure each community has the strategy and resources necessary to compete effectively within its market. The Property Marketing Manager will lead the execution of property-level marketing strategies across Green Alpha's portfolio. This role will serve as a direct marketing partner to regional and onsite operations teams, with a particular focus on leasing performance, occupancy support, property campaigns, new launches, and lease-ups. The ideal candidate understands that property marketing is fundamentally tied to operating performance. This individual will use market conditions, leasing data, competitive positioning, and property-level needs to develop targeted campaigns designed to generate qualified traffic and support occupancy goals.

Requirements

4+ years of marketing experience, preferably in multifamily, property management, real estate, hospitality, or multi-location marketing.
Experience developing and executing property- or location-specific marketing campaigns.
Understanding of leasing funnels, occupancy strategy, digital lead generation, and campaign performance.
Strong analytical and project management capabilities.
Ability to manage multiple properties, priorities, and deadlines simultaneously.
Strong communication skills and demonstrated ability to partner effectively with operations teams.

Experience supporting lease-ups, new openings, launches, or repositioning initiatives preferred.

Responsibilities

Develop and execute property-specific marketing plans across the Green Alpha portfolio.
Partner with operations to identify communities requiring additional marketing support based on occupancy, traffic, leasing velocity, and competitive conditions.
Translate portfolio marketing strategy into actionable campaigns at the property level.
Develop recommendations based on individual property needs rather than relying on a one-size-fits-all approach.
Work closely with regional managers and onsite teams to support occupancy and leasing objectives.
Identify marketing opportunities for properties experiencing traffic, lead-generation, or leasing challenges.
Monitor campaign performance and adjust tactics based on results.
Support promotional strategy, leasing incentives, resident acquisition campaigns, and local outreach initiatives.
Lead marketing execution for new acquisitions, property launches, rebrands, and lease-up initiatives.
Develop go-to-market plans, campaign calendars, messaging, digital requirements, and launch materials.
Coordinate cross-functional timelines to ensure properties are market-ready.
Establish reporting and performance benchmarks for lease-up and launch campaigns.
Plan and manage property-level digital and traditional marketing campaigns.
Coordinate paid media initiatives with internal teams, agencies, and vendors.
Manage local marketing opportunities, outreach programs, partnerships, signage, and other property-specific initiatives.
Ensure property campaigns remain consistent with Green Alpha's broader brand standards.
Monitor property-level traffic, leads, conversions, leasing activity, and campaign performance.
Identify trends and recommend adjustments based on performance data.
Provide regular marketing updates to operations and marketing leadership.
Maintain visibility into competitive positioning and changing market conditions.
