About The Position

We are a mission-driven, faith-based nonprofit organization focused on preventing displacement, preserving affordable housing, and supporting long-term housing stability in Atlanta communities. Through deeply affordable housing, resident support, and community-centered initiatives, our organization works to help longtime residents remain in their communities while creating opportunities for greater stability and growth. We are seeking a highly capable, proactive, and mission-aligned Property Manager to oversee our affordable housing portfolio and help maintain a high standard of property operations, resident service, and organizational excellence. The Property Manager will oversee the day-to-day operations of a portfolio of affordable housing properties, including maintenance coordination, leasing, compliance, vendor management, and resident communication. This position requires strong operational ownership, responsiveness, organization, and problem-solving skills. The ideal candidate has hands-on property management experience, is comfortable working in a fast-paced environment, can effectively manage multiple priorities, and is committed to providing quality housing and a positive resident experience. This is a hands-on operational role that combines strategic coordination with day-to-day execution.

Requirements

  • 3–5 years of direct property management experience required.
  • Strong written and verbal communication skills.
  • Excellent organization, prioritization, and problem-solving abilities.
  • Demonstrated ability to manage multiple priorities with strong follow-through and accountability.
  • Proactive, collaborative, and comfortable working in a hands-on environment.
  • Commitment to providing an excellent resident experience and maintaining high-quality housing.
  • Valid driver’s license and reliable transportation required.

Nice To Haves

  • Experience managing affordable housing, voucher programs, or compliance-heavy portfolios strongly preferred.
  • Experience with AppFolio or similar property management software preferred.

Responsibilities

  • Coordinate maintenance requests, vendors, repairs, and preventative maintenance across the property portfolio.
  • Communicate with residents regarding maintenance schedules, timelines, and updates.
  • Track work orders through completion and verify the quality of completed repairs.
  • Conduct quarterly property walkthroughs and monitor overall property conditions.
  • Serve as the primary coordinator for after-hours maintenance emergencies.
  • Develop and maintain a reliable network of affordable, high-quality vendors and service providers.
  • Conduct move-out inspections and coordinate unit turns, cleaning, repairs, and preparation.
  • Ensure vacant units are ready for leasing within established turnover timelines.
  • Manage property marketing, showings, applications, and lease execution.
  • Monitor occupancy and proactively plan for upcoming vacancies.
  • Manage waiting lists and communicate with prospective residents regarding application and qualification status.
  • Ensure leasing and rent structures comply with applicable AMI requirements and organizational standards.
  • Coordinate with local housing authorities regarding inspections, vouchers, recertifications, and other compliance requirements.
  • Conduct income verifications and maintain accurate, organized compliance documentation.
  • Prepare properties and required documentation for inspections.
  • Respond to resident questions and concerns in a timely, respectful, and professional manner.
  • Manage lease renewals, delinquency follow-up, notices, and payment plans.
  • Enforce lease requirements and coordinate appropriate proceedings when necessary.
  • Participate in resident engagement activities, community meetings, and organizational initiatives.
  • Maintain accurate property management records, including leases, maintenance requests, notices, and resident communications.
  • Review vendor invoices and confirm supporting documentation is complete before submission.
  • Track maintenance and unit turnover expenses and assist with operational budgeting.
  • Conduct regular property drives to identify exterior maintenance, safety, or citation concerns.
  • Provide regular updates regarding occupancy, maintenance backlogs, vacancies, and other property-related concerns.
