Requirements

  • High school diploma or GED.
  • Minimum of one to two years’ experience as a multi-family LIHTC property manager.
  • Working knowledge of OneSite or other property management software.
  • Must have reliable transportation, maintain auto insurance, and have a valid driver’s license.
  • Proven ability to market properties.
  • Strong communication and customer service skills.
  • Must have HUD/LIHTC experience.

Nice To Haves

  • CAM, ARM, or CCRM certification.
  • Bilingual or multilingual skills.

Responsibilities

  • Manage day-to-day operations, including inspecting property, managing daily requirements, maintaining capital improvements planning, ensuring daily deposits and bookkeeping, compiling reports, responding to resident concerns, preparing move-in paperwork, operating the office professionally, and inspecting make-ready apartments.
  • Maintain and/or create a resident renewal program to encourage resident retention.
  • Create a sense of community at the property while maintaining the policy of non-fraternization.
  • Manage property maintenance with the assistance of the maintenance team, including managing repair requests, evaluating work order completion, maintaining compliance with permits, and monitoring utility usage.
  • Maintain and manage all financial responsibilities, including approving and submitting invoices, maintaining accurate records of property transactions, and completing variance and other reports.
  • Manage and monitor rental collection, ensuring timely collection and posting of rent and other charges.
  • Ensure proper legal notices are given and deadlines are met concerning filing eviction, filing writs, and attending court hearings.
  • Ensure compliance with community policies and lease agreements, respond to violations, and communicate with residents.
  • Assess move-out condition of apartments and ensure final account statements are sent with final disposition.
  • Immediately inform and refer any liability claims, legal complaints, or other violations to the Regional Manager and/or corporate office.
  • Manage property personnel, including creating, mentoring, and managing a cohesive team, coordinating training programs, completing performance reviews, managing time off, submitting payroll, ensuring safety orientations and training, and coordinating with the maintenance supervisor for safety meetings and training.
  • Manage, create, and monitor marketing activities, understanding the market and its impact on occupancy and income, assisting with marketing surveys, and supervising the leasing team to ensure property is rented to its fullest capacity.
  • Perform other duties as assigned or requested to support property operations.
