The manager will oversee leasing, marketing, property operations, vendors, and on-site personnel, with authority to make decisions and responsibility for helping the property succeed.

Responsibilities

Aggressively lease apartments.
Ensure the leasing team returns all marketing calls in a timely manner.
Design advertisements and marketing programs for submission to the corporate office design department.
Conduct the final analysis of the leasing team's closing ratios.
Submit and review assigned paperwork accurately and on time, and forward it to the appropriate party for processing.
Advise technicians on difficult work orders.
Maintain knowledge of the property's demographics and those of nearby competitors.
Initiate and direct improvements to curb appeal and marketability.
Monitor the time subcontractors spend on the property.
Seek out vendors and solicit bids for capital projects.
Serve as the chief liaison with the corporate office regarding occupancy requirements.
Direct the activities of all on-site personnel.
Use independent judgment to assess and charge move-outs for repairs and damages.
Develop daily, weekly, and monthly marketing plans for a multimillion-dollar property.
